of building permits and shall be subject to the review and approval by the Director <br /> of Community Development prior to issuance of building permits for the project. <br /> 15. The applicant/developer shall install Sound <br /> Transmission Class (STC) 30 rated or better windows and doors in all units along <br /> West Las Positas Boulevard, as recommended in the Environmental Noise <br /> Assessment. The applicant shall install STC 28 rated or better windows and doors <br /> in all other units. The design and sound insulation ratings shall be reviewed by an <br /> acoustical consultant prior to construction, and the final design and sound <br /> insulation rating requirements shall be set accordingly by the Director of <br /> Community Development. A verification letter from the acoustical consultant shall <br /> be provided to the City prior to issuance of building permit. <br /> 16. The STC rating for all windows and doors shall be <br /> noted on the plans submitted for issuance of building permits and shall be subject <br /> to the review and approval by the Director of Community Development prior to <br /> issuance of building permits for the project. <br /> 17. All mechanical equipment shall be constructed in such a manner that noise <br /> emanating from it will not be perceptible beyond the property plane of the subject <br /> property in a normal environment for that zoning district. <br /> 18. If any project identification is desired, the applicant <br /> shall submit a comprehensive sign program for review approval by the Director of <br /> Community Development. <br /> 19. The applicant/developer shall provide garage door design and material details in <br /> the plans submitted to the Building and Safety Division for plan check. The garage <br /> doors shall be subject to the review and approval of the Director of Community <br /> Development prior to the issuance of a building permit. <br /> 20. The plans submitted for building permit plan check review shall clearly show the <br /> bicycle storage area inside the garage. Bicycle(s) may be suspended from the <br /> garage ceiling or mounted on the garage wall. The bicycle storage area shall not <br /> interfere with the required 20' by 20' interior garage dimensions. <br /> 21. The project developer shall effectively screen from view all ducts, meters, air <br /> conditioning equipment, and any other mechanical equipment, whether on the <br /> structure, on the ground, or on the roof, with materials architecturally compatible <br /> with the building. Screening details shall be shown on the plans submitted for <br /> issuance of building permits, the adequacy of which shall be determined by the <br /> Director of Community Development. All required screening shall be provided prior <br /> to occupancy. <br /> 22. All exterior lighting including landscape lighting shall be directed downward and <br /> designed or shielded so as to not shine onto neighboring properties. The <br /> 3 of 28 <br />
