THE CITY OF 2 L <br /> PLEz�Sf�NTONo CITY COUNCIL AGENDA REPORT L <br /> June 16, 2015 <br /> Community Development Department <br /> TITLE: P15-0170, PUD-81-30-55M, PUD-81-30-89D, AND P15-0169, <br /> SUMMERHILL HOUSING GROUP — CONSIDER THE FOLLOWING <br /> AT THE APPROXIMATELY 5.9-ACRE SITE LOCATED AT 5850 W. <br /> LAS POSITAS BOULEVARD: (1) INTRODUCTION OF AN <br /> ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT (PUD) <br /> MAJOR MODIFICATION TO CITY COUNCIL ORDINANCE NO. 2030 <br /> TO MODIFY THE MINIMUM DENSITY REQUIREMENT OF <br /> 30 DWELLING UNITS/ACRE TO A DENSITY OF 15.9 DWELLING <br /> UNITS/ACRE; (2) INTRODUCTION OF AN ORDINANCE APPROVING <br /> A PUD MAJOR MODIFICATION TO AMEND THE HOUSING SITE <br /> DEVELOPMENT STANDARDS AND DESIGN GUIDELINES TO <br /> MODIFY THE MINIMUM AND MAXIMUM DENSITY REQUIREMENT <br /> OF 30 DWELLING UNITS/ACRE TO A DENSITY OF 15.9 DWELLING <br /> UNITS/ACRE; (3) INTRODUCTION OF AN ORDINANCE APPROVING <br /> A PUD DEVELOPMENT PLAN TO CONSTRUCT 94 RESIDENTIAL <br /> CONDOMINIUM UNITS AND RELATED SITE IMPROVEMENTS; <br /> (4) INTRODUCTION OF AN ORDINANCE APPROVING A FIRST <br /> AMENDMENT TO THE DEVELOPMENT AGREEMENT; AND (5) A <br /> RESOLUTION APPROVING AN AFFORDABLE HOUSING <br /> AGREEMENT <br /> APPLICANT: SHAG LAS POSITAS APARTMENTS LLC (SummerHill) <br /> SUMMARY <br /> The applications are for a residential development consisting of 94 condominium units <br /> and related parking, community areas and other related site improvements on a site <br /> located at 5850 West Las Positas Boulevard, east of Hopyard Road and north of Arroyo <br /> Mocho in Hacienda. Related land use entitlements include an Affordable Housing <br /> Agreement and an amendment to the Development Agreement. <br /> HOUSING COMMISSION RECOMMENDATION <br /> On April 16, 2015, the Housing Commission recommended approval of an Affordable <br /> Housing Agreement, as described in Attachment 4. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On May 13, 2015, the Planning Commission made the appropriate findings and <br /> recommended approval of the applications subject to the conditions of approval in <br /> Attachment 1. <br />
