That there be no parking allowed on the south side of <br /> Northway Road. <br /> <br /> 7. That the minimum site requirments for this development <br /> be those shown on the development plan except that the <br /> "basic floor area limit" may be increased for patio covers <br /> and accessory structures governed by condition number 8 <br /> below. <br /> <br /> 8. That the applicant submit a plan for the location of patio <br /> covers and accessory structures, said plan to be approved <br /> by the Planning Department prior to issuance of a building <br /> permit. <br /> <br /> 9. That the developer be granted the flexibility to inter- <br /> change one and two story units throughout the development. <br /> <br />10. That all trees used in landscaping a minimum of 15 <br /> gallons in size and all shrubs a minimum of 5 gallons. <br /> <br />11. That all utilities required to serve this development be <br /> installed underground. <br /> <br />12. That the developer install streets as required by ordinance. <br /> <br />13. That the site be kept free of fire hazards from start of <br /> construction to final inspection and that the fire depart- <br /> ment emergency number be provided adjacent to all telephones <br /> on the site. <br /> <br />14. That all dwelling units in the development be constructed <br /> to meet the P.G.&E. Energy Conservation Home Standards <br /> promulgated by P.G.&E. in 1976. <br /> <br />15. That the following water conserving plumbing fixtures be <br /> installed in the development: <br /> <br /> A. Low flush water closets. <br /> B. Shower flow control heads. <br /> C. Aerators in interior faucets. <br /> D. Insulation of hot water lines. <br /> <br />16. That the developer's contractor obtain an encroachment <br /> permit from the City prior to the beginning of construction. <br /> <br />17. That the developer pay any and all fees that the property <br /> may be subject to. <br /> <br />18. That approval of this development be subject to all <br /> conditions contained in the memorandum from Engineering <br /> Services dated July 8, 1977, relating to this property, " <br /> attached hereto as Exhibit B. <br /> <br /> <br />
