ATTACHMENT 5
Review the Final Park Design for the Mixed-Use Residential/Commercial
Development Proiect located at the Corner of Gibraltar Drive and Hacienda Drive
Ms. Amos provided information about a mixed use site in Hacienda Business Park and
the residential/commercial development project located at the corner of Gibraltar and
Hacienda Drives. She advised that this Commission had previously reviewed designs
for this project and recommended approval of the public park that was part of the mixed-
use development project. Due to unforeseen site constraints, the park design
previously reviewed by this Commission had to be redesigned and staff is now
requesting that the Commission review the redesigned park and amenities and provide
feedback.
Ms. Amos reviewed with Commissioners the location and design of this previously
approved Public Park and the new proposed design.
Commissioner Fields discussed water resources and use of reclaimed water and
whether the City of Pleasanton was paying for needed infrastructure of the Park. She
also asked about the timeline for development of the park.
Ms. Amos advised that if approved by this Commission the project would go to City
Council sometime within the next month. She also noted that the City of Pleasanton
and the developer would be working together on water issues for the park.
Essex representative, Jonathan Coates, advised that his company is eager to
coordinate with the City for use of reclaimed water. He noted that Essex was bearing
the cost for development of the park and has received reduced fees for this. His
company has been working with staff on the design and is hoping to receive approval so
the park can be put online sometime late 2016 or in 2017.
Commissioner Hott le discussed with Ms. Yurchak the use of reclaimed water for this
park. He asked about in-lieu fees being used for the park, design elements that
includes use of a wrought iron fence/gate, and parking in the area. Ms. Amos advised
that the fencing and gate had been a part of the 2011 plan was removed from the
redesigned park.
Commissioner Wahl asked about plant selections for the park and noted that the
planting of pear trees would not be acceptable to her because of they are proned to fire
blight. She also asked: 1) whether a water fountain was planned for this park, 2) about
paths/trails in the area, 3) if utilities in the park area would be camouflaged, and 4)
whether additional plumbing would be needed to switch over to recycled water.
Mr. Mackey, Essex' landscape architect, advised that park plantings would be to City
standards and would be planted in a way to conceal any utilities, paths would be
concrete, and irrigation would be the purple line system ready for recycled water use by
the City.
