d. Music and dance studios. <br /> e. Tutoring centers, excluding daycare/childcare centers. <br /> All uses are subject to the conditions listed in Section 18.44.090 of the Pleasanton <br /> Municipal Code. <br /> *5,000 square-feet for the entire shopping center is inclusive of uses listed in <br /> Permitted Uses Category#59. <br /> 3. The project applicant or developer shall effectively screen from view all ducts, meters, <br /> emergency power generators, and any other mechanical equipment, whether on the <br /> structure or on the ground, with materials architecturally compatible with the main <br /> structure. Screening details shall be shown on the plans submitted for issuance of <br /> building permits, the adequacy of which shall be determined by the Planning Division. <br /> All required screening shall be provided prior to occupancy. <br /> 4. Water conservation devices shall be installed in all buildings and landscape areas to the <br /> satisfaction of the Community Development Director. The water conservation devices <br /> shall be stated on the building plans and the landscape plans submitted with each <br /> building permit. <br /> 5. Prior approval from the Planning Division is required before any changes are made in <br /> site design, building design, grading, etc. In lieu of a PUD Development Plan <br /> modification, the Community Development Director may authorize the design review <br /> process for minor building additions, site and landscape plan modifications, and/or <br /> grading/engineering modifications <br /> 6. The proposed trash and recycling refuse enclosures shall include room to accommodate <br /> organic waste. All trash, recycling refuse, and organic waste shall be contained <br /> completely within the approved enclosures. The materials and colors of the enclosures <br /> shall be consistent with plans shown in Exhibit B. The design of the enclosure on all four <br /> sides shall be shown on the plans submitted for issuance of building permits. The <br /> design and location of the trash, recycling, and organic waste enclosures shall be <br /> subject to the approval of the Director of Community Development, the Chief Building <br /> Official, and the Fire Chief. Trash, recycling, and organic waste containers shall be <br /> stored within the enclosures at all times, except when being unloaded. Recycling <br /> container(s) and organic waste container(s) shall be provided within the enclosure. The <br /> recycling containers and enclosures shall be designed in a manner consistent with <br /> Pleasanton Garbage Service's recycling program in effect at the time of building permit <br /> issuance. The containers shall be shown on the plans submitted for the issuance of a <br /> building permit. <br /> 7. Plans submitted for plan check shall include the design of the proposed shopping cart <br /> storage corrals on-site. The storage corrals/screening shall be designed to include brick <br /> materials and colors consistent with the design of the center. <br /> 8. The project applicant or developer shall attempt to locate the transformers away from the <br /> Stoneridge Drive and El Charro Road project frontages and away from the main <br /> driveway aisles. Such transformers shall be screened by landscaping. All transformers <br /> shall be shown on the plans submitted for issuance of building permits and shall be <br /> subject to approval by the Planning Division prior to issuance of building permits. <br /> 5 <br />
