Mr. Blake confirmed and said he envisioned one of each serving primary/elementary school ages, high school ages, and those with a focus on SAT preparation. Mr. Dolan asked to clarify Condition No. 28, which relates to the installation of an entry feature at corner of the project which will match one to be installed on the opposite side of the street. As it currently reads, the applicant is required to contribute to the cost of the feature that would be on their property. This language was used for the other side of the street where there were multiple contributors, but the project applicant is the sole contributor on this feature and will be asked to cover the full cost. Councilmember Pentin asked and Mr. Blake confirmed that he accepts all conditions outlined in the latest memo. Mr. Blake noted that his team has been given no idea of the cost of the entry feature and requested that the condition be modified to indicate a cap in the range of$25,000. Mr. Fialho could not provide an estimate, though acknowledged that the design, production an installation could be well upwards of $25,000. After some discussion, he suggested that staff could provide a preliminary estimate as part of the second reading of the ordinance for the Council to consider and either modify or approve at that time. Mr. Blake indicated his agreement. Vice-Mayor Brown requested a description of the entry feature. Mr. Fialho reminded her of the city's plans to standardize its gateways signs. The first sign discussed by the Council is to be located at the Bemal Avenue/I-680 interchange and it is that same theme that will be applied to this intersection. It will be slightly different that what is being constructed on the Bernal property in that while it will have the monument sign in the median, they are also installing entry features on both corners to acknowledge that traffic is entering Pleasanton and to balance what is across the street on the Livermore side. He stressed that this would not be the size or mass as the Livermore example, but would be equally as elegant. Sabrina Luk expressed her support for an Asian-focused shopping center both for herself and the many residents she has watched head to other cities to visit similar centers over the years. Xia Lin also expressed her support for the project. She explained that it is particularly welcome for several of her older family members who live within walking distance. Sherry Zhou said that while she loves the diversity of Pleasanton, she misses the conveniences of living in an Asian-saturated area like north San Jose. She said she was very excited to learn that she would soon be able to shop locally and that the somewhat overprice Ranch 99 market would soon have a strong market competitor. Hong Dan also said he was excited to see an Asian-oriented shopping center coming to his hometown and to have the opportunity to keep more of his spending dollars in the Pleasanton community.
