a credit towards its Pleasanton Traffic Improvement Fee for the added roadway capacity it <br />constructs. <br />Roadway Dedication <br />As mentioned previously, the future Hopyard Road (west side) improvement would result in the <br />addition of a dedicated right -turn lane, five -foot wide bike lane and a four -foot wide sidewalk. To <br />accommodate the future roadway improvement, the proposed project would dedicate to the City <br />approximately 2,759 square feet of land located along the project's Hopyard Road frontage. <br />Please refer to Exhibit B (Sheet 2 of the Lot Line Adjustment Exhibit) for the proposed roadway <br />dedication. <br />Parking <br />Parking for Chick -fil -A Restaurant: The proposed development would be included as part of <br />Pleasanton Square II Shopping Center; thus, parking for the proposed development is analyzed <br />together with the existing parking within Pleasanton Square II. <br />Pleasanton Square II, as constructed, provided 118 parking spaces in excess of that required <br />by the Municipal Code. Table 4 below shows the parking calculations for the shopping center, <br />organized by use category. <br />Table 4: Pleasanton Square II Parking Calculations <br />Although the In -N -Out restaurant has a slight parking deficit, all of the uses in the shopp ng <br />center share parking and the overall parking supply within the shopping center is well above the <br />minimum parking requirement. Staff notes that the proposed development would result in the <br />removal of five existing parking spaces located in the Pleasanton Square II Shopping Center. <br />As such, the shopping center would have 113 extra parking spaces. <br />The proposed Chick -fil -A restaurant would be approximately 5,399 square feet in floor area and <br />the restaurant would have a total of 139 interior seats and 56 seats in the outdoor area. The <br />Pleasanton Municipal Code (PMC) requires restaurants to have one space for each three seats <br />(excluding seasonal outdoor seating) or each 200 square feet of gross floor area, whichever is <br />greater.
