The Existing Office Site at 6111 Johnson Court: This site currently has an Office (0) zoning <br />designation. The 0 District allows a maximum Floor Area Ratio (FAR) of 30 %. With the <br />proposed development, approximately 7,910 square feet of land area would be transferred from <br />the office site to the proposed project site. The FAR after the land area transfer would be <br />34.5 %, exceeding the maximum FAR allowed by the 0 district. PUD zoning allows flexibility in <br />establishing development standards such as FAR. Therefore, the applicant is proposing to <br />rezone the office site from the 0 District to Planned Unit Development — Office (PUD-0) District <br />in order to allow a 34.5% FAR. Except for the FAR, the uses and development standards of <br />this site would continue to follow those of the 0 District. <br />Modification to Pleasanton Square II Shopping Center (PUD- 96- 13 -02M) <br />As proposed, approximately 2,959 square feet of land would be transferred from the Pleasanton <br />Square II Shopping Center to the project site. With the land transfer and the proposed <br />development, Pleasanton Square 1I Shopping Center would lose a total of five parking spaces, <br />along with several trees and shrubs. The existing parking layout adjacent to the proposed <br />project site would need to be modified to accommodate access to and from the proposed <br />restaurant. In addition to the site modifications, the proposed development would become part <br />of Pleasanton Square II Shopping Center. <br />Staff finds it reasonable to include the proposed restaurant as part of Pleasanton Square II <br />Shopping Center as the proposed restaurant and the shopping center are located next to each <br />other; they would share the same parking and drive aisles, and would have the same property <br />owner.
