The final <br />landscape and irrigation plan shall include the replacement species and is <br />subject to review and approval by the Director of Community Development <br />and the City Landscape <br />Architect prior to issuance of a building permit. <br />44. The final landscape and irrigation plan shall include the planting details in the <br />bioswale and bio- retention areas and is subject to review and approval by the <br />Director of Community Development prior to issuance of a building permit. <br />45. The project developer /applicant shall mitigate the heritage sized trees <br />removed by making a payment to the Urban Forestry Fund. The payment <br />amount may be based on the appraised value of the heritage -sized trees in <br />fair or good condition less the cost difference between a 15- gallon size tree <br />and 24- or 60 -inch box size trees. The payment may further be <br />proportionately reduced by increasing quantity of the proposed trees. The <br />planting size /quantity increase and reduced payment to the Urban Forestry <br />Fund is subject to review and approval by the City Landscape Architect and <br />Director of Community Development. The required payment shall be paid in <br />full prior to issuance of a building permit. <br />46.A final landscape plan and irrigation plan shall be submitted to and approved <br />by the Director of Community Development as part of the building plan set <br />prior to the issuance of a building permit. Said landscape plan shall be <br />detailed in terms of species, location, and size. Plant species shall be of a <br />drought tolerant nature with an irrigation system that maximizes water <br />conservation throughout the development (e.g., drip system). <br />47. The applicant and /or project developer shall use reclaimed water for landscape <br />irrigation when available. Details and /or plans shall be provided for review and <br />approval by the Director of Community Development before use of the reclaimed <br />water. <br />48. The project shall comply with the State of California's Model Water Efficient <br />Landscape Ordinance and shall implement Bay Friendly Basics. A licensed <br />landscape architect shall verify the project's compliance with the ordinance: 1) <br />prior to the issuance of a building permit; and 2) prior to final inspection. The <br />verification shall be provided to the Planning Division. <br />49. Except as otherwise conditioned or shown on the development plan, all trees <br />used in landscaping shall be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons. <br />Urban Stormwater <br />50. The developer or applicant shall install trash capture devices at the project's <br />storm drain discharge points into the public stormwater system to capture <br />PUD -100 Chick -fil -A <br />Conditions of Approval (Planning Commission) Page 7 <br />
