Karen Gonzales
Subject: FW: PUD-102/P14-0014, MD Roesbery, Inc. ,; g 7-N''E eAt_ MATERIAL
r:aect to the City Council
At 1,1- Distribution of Packet
From: Margo Tarver ,2477
Sent: Monday, November 17, 2014 3:00 PM Date
To: Mayor and City Council
Cc: Jenny Soo
Subject: PUD-102/P14-0014, MD Roesbery, Inc.
I am opposed to PUD-102/P14-0014, MD Roesbery, Inc. This opposition stems from the following issues.
CRIME
The current business location has a reputation for drug dealing which is known to the Pleasanton Police. The 7-
Eleven located on Valley Avenue has a long history of problems and burglaries also known to the Pleasanton
Police. Adding a 7-Eleven to a property with an established drug history would exacerbate this problem. I do
not believe that the applicant has shown reasonable concern or care in policing his property historically so he
should not be rewarded by expanding his business and hours of operation to 24 hours.
TRAFFIC
Traffic circulation is another major concern with the proposed expansion of this business. The driveways for
this business are located on sidewalks which are used by close-by residents to access the shopping center and
school children on their way to and from the elementary school for class and activities. Also, Fire Station#3 is
located across the street from this business and already has problems getting in and out of the station with their
sirens on due to traffic back ups. It should also be noted that when Stoneridge Drive opens shortly that the
traffic will significantly increase in this area. At the present time there is one street,Navajo Way, used by the
residents of the Las Positas Garden Townhomes which has become almost impossible to enter and exit due to
current traffic back-ups.
PROPERTY VALUES
Increased traffic and crime cause residential property values in the area to decline significantly. I do not believe
that the Development Plan/Conversion warrants the blight it has the potential to create in a gateway to
Pleasanton.
Click here to report this email as spam.
1
