This opposition stems from the following issues. <br /> CRIME <br /> The current business location has a reputation for drug dealing which is known to the Pleasanton Police. The 7- <br /> Eleven located on Valley Avenue has a long history of problems and burglaries also known to the Pleasanton <br /> Police. Adding a 7-Eleven to a property with an established drug history would exacerbate this problem. I do <br /> not believe that the applicant has shown reasonable concern or care in policing his property historically so he <br /> should not be rewarded by expanding his business and hours of operation to 24 hours. <br /> TRAFFIC <br /> Traffic circulation is another major concern with the proposed expansion of this business. The driveways for <br /> this business are located on sidewalks which are used by close-by residents to access the shopping center and <br /> school children on their way to and from the elementary school for class and activities. Also, Fire Station#3 is <br /> located across the street from this business and already has problems getting in and out of the station with their <br /> sirens on due to traffic back ups. It should also be noted that when Stoneridge Drive opens shortly that the <br /> traffic will significantly increase in this area. At the present time there is one street,Navajo Way, used by the <br /> residents of the Las Positas Garden Townhomes which has become almost impossible to enter and exit due to <br /> current traffic back-ups. <br /> PROPERTY VALUES <br /> Increased traffic and crime cause residential property values in the area to decline significantly. I do not believe <br /> that the Development Plan/Conversion warrants the blight it has the potential to create in a gateway to <br /> Pleasanton. <br /> Click here to report this email as spam. <br /> 1 <br />
