The project site is surrounded by roadways, office and commercial uses, <br /> residential uses, a fire station, and a medical center. The proposed project is <br /> an infjll development and would not physically divide an established <br /> community. The project would not obstruct access in the vicinity of the site, <br /> and would not change the local circulation system. Therefore, this would be <br /> categorized as no-impact. <br /> The project site has a General Plan Land Use Designation of <br /> "Retail/Highway/Service Commercial; Business and Professional Offices" which <br /> permits commercial and service uses. The current zoning of the project site, <br /> C-N District, does not allow the proposed convenience store and carwash <br /> uses in conjunction with a gas station. The site would be rezoned to Planned <br /> Unit Development - Commercial to allow these uses. The proposed <br /> convenience store would have a floor area of 2,471 square feet, lower than <br /> the maximum allowable square footage for a convenience store of 2,500 <br /> square feet located on the same site as a gas station. The proposed project <br /> conforms to the following General Plan policies and programs: <br /> Policy 13: Ensure that neighborhood, community, and regional <br /> commercial centers provide goods and services needed by residents and <br /> businesses of Pleasanton and its market area. <br /> 32 <br />
