31. That the area of the development adjacent to Vine <br /> Street be designed to provide for opposing driveways. <br /> <br />32. That a parcel map or final map be processed for this <br /> development unless it is developed as a single lot <br /> apartment complex. <br /> <br />33. That the drive area be dedicated as a public service <br /> easement. <br /> <br />34. That the on-site water main be extended to tie into <br /> the public system within Pleasanton Greens. <br /> <br />35. That all enclosed garages be provided with garage <br /> door openers. <br /> <br />36. That the remodeled duplex shall be subject to design <br /> review by the staff. <br /> <br />37. That the gate be removed from the "new garage" area <br /> and two additional parking spaces installed in the <br /> adjacent area. <br /> <br />38. That the developer submit a building permit survey <br /> and site development plan in accordance with the <br /> Survey Ordinance (Article 3, Chapter 3, Title II) and <br /> that these plans be approved by the Director of <br /> Engineering Services prior to theissuance of a <br /> building permit. <br /> <br />39. That the site development plan include all required <br /> information to design and construct site, grading, <br /> paving, drainage, and utilities. <br /> <br />40. That the paving sections for the parking and drive <br /> areas be designed on the basis of an R-Value test <br /> and a Traffic Index to carry the anticipated traffic <br /> load. This design shall be subject to the approval <br /> of the Director of Engineering Services. The minimum <br /> paving section shall be 2" A.C. on 6" A.B. The <br /> minimum A.C. pavement slope shall be 1%. <br /> <br />41. That the developer's contractor obtain an encroach- <br /> ment permit from the City prior to the beginning of <br /> construction. <br /> <br />42.
