21. That the property owner enter into an agreement with <br /> the City, approved by the. City Attorney, .whereby he <br /> agrees to constructor finance the construction of <br /> full Vine Street improvements across the. site at <br /> such time in the future that this is deemed necessary <br /> by the Director of Engineering Services. Said improve- <br /> ments to include, but are not necessarily limited to, <br /> grading, curb and gutter, sidewalk paving, street <br /> lighting, street trees, street monuments, underground <br /> utilities, storm drain facilities, sanitary sewer <br /> facilities, tree removal and traffic control devices- <br /> This agreement shall be executed and approved by the <br /> City Attorney prior to the issuance of a building <br /> permit. <br /> <br /> 22. That the site be kept free of fire hazards from the <br /> start of construction to final inspection and that the <br /> Fire Department emergency number be provided adjacent <br /> to all telephones on the site. <br /> <br /> 23. That all dwelling units in the development be constructed <br /> to meet the latest P.G.&E. Energy Conservation Home <br /> Standards. <br /> <br /> 24. That the following water conserving plumbing fixtures <br /> be installed: a) low flush water closets; b) shower <br /> flow control heads; c) aerators in interior faucets; <br /> and d) insulation of hot water lines. <br /> <br /> 25. That an e~ergency vehicle access be added at Vine <br /> Street and the eastern boundary of the property. <br /> <br /> 26. That the developer dedicate to the City for street <br /> right-of-waY purposes a 50 ft. wide parcel of land <br /> for the future extension of Vine Street and that the <br /> developer enter into an agreement to construct or pay <br /> for the construction of the Vine Street improvements <br /> at such time as required by the City. <br /> <br /> 27. That the finish pavement elevations of the driveway <br /> across the future Vine Street extension be set to <br /> meet the extended grade of Vine Street. <br /> 28. That any area of the Arroyo del Valle within the pro- <br /> · perry boundarY be dedicated in fee to the City or to <br /> Alameda County Flood Control District. <br /> <br /> 29. That adequate access to the public sewer main at <br /> the north end of the property be assured. <br /> <br /> 30. That the main access drive from Vineyard Avenue be <br /> redesigned to provide safe, adequate vehicular access <br /> to the development and that the existing duplex be <br /> removed or remodeled as required. <br /> <br /> -3- <br /> <br /> <br />
