The presence of and typical activities and characteristics associated <br />with park uses on the Staples Ranch Site including bright lights, noise, <br />large buildings, large delivery trucks, early and late use hours of park use. <br />c. The presence of typical activities and characteristics associated with <br />retail and /or office uses on the Staples Ranch site including bright <br />lighting, noise, early and later hours of operation, and large delivery <br />trucks. <br />d. The future extension El Charro Road to Stanley Boulevard, as shown in <br />the General Plan. <br />e. The anticipated 1 -580 freeway widening by CalTrans. <br />40. The trash enclosure shall be sized to accommodate both trash and recycling <br />containers, and be on an accessible route. The trash enclosure bins shall be <br />kept inside the enclosure except when being unloaded. <br />41. All HVAC equipment, antennas, satellite receiving stations, etc., shall be located <br />within the building's roof - equipment wells, and shall project no higher than a <br />horizontal plane defined by the top -edge of the parapet walls. <br />42. The project developer shall effectively screen views from a person standing at <br />ground level all ducts, meters, air conditioning equipment, and any other <br />mechanical equipment, whether on the structure, on the ground, or on the roof, <br />with materials architecturally compatible with the building. Screening details shall <br />be shown on the plans submitted for issuance of building permits, the adequacy <br />of which shall be determined by the Director of Community Development. All <br />required screening shall be provided prior to occupancy. <br />43. The project shall comply with the current City/Pleasanton Garbage Service <br />recycling and composting programs. <br />44. The project landscaping and irrigation shall be designed for and utilize recycled <br />water. <br />45. The project shall comply with the State of California's Model Water Efficient <br />Landscape Ordinance and shall implement Bay Friendly Basics. A licensed <br />landscape architect shall verify the project's compliance with the ordinance prior <br />to the issuance of a building permit, and prior to final inspection. The verification <br />shall be provided to the Planning Division. <br />46. Prior to occupancy, the landscape architect for the project shall certify in <br />writing to the Director of Community Development that the landscaping has been <br />installed in accordance with the approved landscape and irrigation plans with <br />respect to size, number, and species of plants and overall design. <br />PUD -106, Chrylser- Jeep -Dodge Page 7 <br />
