BACKGROUND <br /> On May 6, 2014, City Council approved PUD-98; an application by CarMax to construct <br /> an automobile dealership consisting of an approximately 11,783-square-foot sales and <br /> presentation building, an approximately 45,000-square-foot service building, an <br /> approximately 3,930-square-foot quality control building and non- public car wash, <br /> vehicle sales display area, and related site improvements on approximately 19.66 acres <br /> of the Auto Mall site at Staples Ranch. <br /> DISCUSSION <br /> Proposed Improvements and exchange of Easements <br /> The project layout for the CarMax is different than what was previously approved for a <br /> PUD (Hendricks Automotive) on Lot 1 of Tract 8020, Staples Ranch. The revised layout <br /> requires relocation of public utilities, water and sewer line easements, and an <br /> emergency vehicle access easement. <br /> The CarMax project will subdivide Lot 1 into two lots and use approximately 19.66 acres <br /> on the west side for a CarMax Auto Superstore. It will construct a shared drive way with <br /> the remaining 16 acre lot on the east side for ingress and egress from Stoneridge Drive. <br /> A public water main will be relocated in this shared driveway to serve CarMax and <br /> future improvements in the remaining eastern portion.
