BACKGROUND <br /> Staples Ranch is a subdivision created by Alameda County Surplus Property Authority. <br /> The property is bounded by the Arroyo Mocho on the South, 1-580 to the north, El <br /> Charro Road to the east and residential subdivisions to the west as shown on the <br /> attached vicinity map. <br /> On July 19, 2011, City Council approved the Final Map, improvement plans, and <br /> subdivision agreement for Tract 8020. <br /> DISCUSSION <br /> The project improvements included the extension of the Stoneridge Drive from its <br /> terminus at Trevor Parkway easterly to El Charro Road. A new north/southbound travel <br /> lane bridge has been constructed as part of the roadway improvements over the Arroyo <br /> Mocho. One additional public street, Stoneridge Creek Way, has been constructed <br /> which provides access to the Continuing Life Communities development and the <br /> parking lot for the neighborhood park. <br /> Bio-swales have been constructed for storm water treatment as required by the State <br /> Regional Water Quality Control Board. The bio-swales within the Stoneridge Creek <br /> Way medians will be maintained by CLC as per project conditions of approval. All <br /> bio-swales along Stoneridge Drive will be maintained by the City. The City will also <br /> maintain the street improvements and utilities. <br /> Traffic signals have been modified or installed along Stoneridge Drive, including at the <br /> Continuing Care entrance and the Automall entrance. The neighborhood park, <br /> including a parking lot east of Stoneridge Creek Way and a pedestrian walking path, <br /> has been constructed. <br /> Zone 7 access points to the Arroyo Mocho from east bound and west bound Stoneridge <br /> Drive have been constructed. Public pedestrian access points from east bound and <br /> west bound walkways on Stoneridge Drive have been provided near Zone 7 access <br /> gates. <br /> The developer has submitted a one-year maintenance bond for all of the subdivision <br /> improvements.
