THE CITY OF 11 <br /> -e: CITY COUNCIL AGENDA REPORT <br /> pL EASANTONo <br /> July 15, 2014 <br /> Community Development <br /> Engineering Division <br /> TITLE: ACCEPT PUBLIC IMPROVEMENTS AND APPROVE THE FINAL MAP <br /> FOR TRACT 8139, (Roselyn Estates II) <br /> SUMMARY <br /> Tract 8139 creates seven single-family detached residential lots on Parcel B of Parcel <br /> Map (PM) 10076. The property is located at the north end of Calico Lane and northeast <br /> end of Cindy Way/Lynn Drive as shown on attached vicinity map. Prior to requesting an <br /> approval of the project Final Map, the project developer has constructed subdivision <br /> improvements for this seven lot subdivision as per project improvement plans. The <br /> improvement plans were prepared in compliance with the approved Tentative Map, <br /> reviewed by the City staff and approved by the City Engineer. All subdivision <br /> improvements have been constructed and public improvements are ready for <br /> acceptance. The project developer is now requesting acceptance of the public <br /> improvements and approval of the Final Map before applying for building permits. Staff <br /> has reviewed the Final Map and has found it to be in substantial conformance. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On June 12, 2013, the Planning Commission approved an application by Lynn Jensen <br /> for Vesting Tentative Map, Tract 8139, to subdivide the property into seven lots, <br /> including replacement of the existing home. <br /> RECOMMENDATION <br /> 1. Accept all onsite and offsite public Improvements constructed with Tract 8139 and <br /> approve the Final Map for Tract 8139 (Roselyn Estates II). <br /> 2. Approve a Lot Line Adjustment exchanging land between existing residences at <br /> 5541 and 5550 Calico Lane (Lot 4 and Lot 9 of Tract 7002) and Parcel B of <br /> PM 10076. <br /> 3. Authorize the City Manager to sign a quitclaim of Emergency Vehicle Access <br /> Easement at the end of Calico Lane. <br /> 3. Accept all parcels of land and easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> The proposed development would have a negligible financial impact on the City. <br /> Revenue from taxes and development fees generally cover the increased cost to <br /> provide services and maintain infrastructure. The developer is responsible for the cost <br /> of constructing the improvements related to the project. <br />
