THE CITY OF•., 06 <br /> L`m " CITY COUNCIL AGENDA REPORT <br /> PLEASANTONe <br /> June 3, 2014 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS, SUBDIVISION <br /> AGREEMENT AND REIMBURSEMENT AGREEMENT FOR TRACT <br /> 8159 (GYLES PLACE) <br /> SUMMARY <br /> Tract 8159 creates 12 single-family detached residential lots on an approximately 1.9 <br /> acre site. The property is located on the south side of the Stanley Boulevard (Wagner <br /> property) north of Arroyo Del Valle as shown on Attachment 1. Staff has reviewed the <br /> Final Map, Improvement Plans and agreements; and has found them to be in <br /> substantial conformance with the approved Tentative Map. All improvements necessary <br /> for this tract will be installed with Tract 8159. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On November 13, 2013, the Planning Commission approved an application of <br /> Ponderosa Homes for Vesting Tentative Map 8159 to subdivide an approximately 1.9 <br /> acre site, located at 4202 Vineyard Avenue, into 12 single-family home lots consistent <br /> with the PUD development plan for this site. <br /> RECOMMENDATION <br /> 1. Approve the Final Map and Improvement Plans for Tract 8159 (Gyles Place). <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> 3. Authorize the City Manager to execute the Reimbursement Agreement for an 18" <br /> Storm Drain System in Stanley Boulevard. <br /> 4. Accept all easements offered for dedication on the Final Map except the Irrevocable <br /> Open Offer of Dedication for Trail Easement. <br /> FINANCIAL STATEMENT <br /> The proposed development would have a negligible financial impact on the City. <br /> Revenue from taxes and development fees generally cover the increased cost to <br /> provide services and maintain infrastructure.. The developer is responsible for the cost. <br /> of constructing the public improvements related to the project.. <br />
