37. That the developer install street trees as required <br /> per ordinance. <br /> <br />38. That the site be kept free of fire hazards from the <br /> start of construction to final inspection, and <br /> that the Fire Department emergency number be provided <br /> adjacent to all telephones on the site. <br /> <br />39. That any use of the common open space shown on <br /> the development plan must be described in the <br /> Hillside Planned Development Permit or Development <br /> Plan or Amendments thereto. <br /> <br />40. That all dwelling units in the development be con- <br /> structed to meet the latest PG&E Energy Conservation <br /> Home Standards. <br /> <br />41. That the following water conserving plumbing fixtures <br /> be installed: a) low flush water closets; b) low <br /> flow shower control heads; c) aerators in interior <br /> faucets; and d) insulation of hot water lines. <br /> <br />42. That developer's contractor obtain an encroachment <br /> permit form the City prior to beginning of con- <br /> struction. <br /> <br /> 43. That the developer pay any and all fees that the <br /> property may be subject to. <br /> <br /> 44. That the development will be subject to further <br /> regulation under the Fire Code and that the applicant <br /> contact the Fire Prevention Bureau for additional <br /> information on this matter. <br /> <br /> 45. That right-of-way dedication and street improvements <br /> will be required at the time of consideration of the <br /> tentative subdivision map. <br /> <br /> 46. That the minimum house size shall be 2,000 sq. ft. <br /> and that the minimum distance between all houses shall <br /> be as shown on the development plan. <br /> <br /> 47. That the street numbers of all residences be posted <br /> ~o as to easily be seen from the street at all times, <br /> day and night. <br /> <br /> 48. That any damage to existing street improvements or <br /> other public improvements or utilities now existing <br /> or done during construction on the subject property <br /> shall be repaired at full expense to the developer. <br /> <br /> -5- <br /> <br /> <br />
