CITY COUNCIL AGENDA REPORT <br /> May 20, 2014 <br /> Community Development <br /> Planning Division <br /> TITLE: PUD-85-02-02D-06M — INTRODUCE AN ORDINANCE APPROVING A <br /> MAJOR MODIFICATION TO A PLANNED UNIT DEVELOPMENT (PUD) <br /> DEVELOPMENT PLAN FOR: (1) THE PHASED DEMOLITION OF ALL <br /> EXISTING BUILDINGS; AND (2) THE CONSTRUCTION AND OPERATION <br /> OF AN APPROXIMATELY 83,300-SQUARE-FOOT AUTOMOBILE <br /> SHOWROOM AND SERVICE FACILITY FOR LEXUS OF PLEASANTON <br /> SUMMARY <br /> The application is for demolition of the four buildings on the subject site and the <br /> construction of an approximately 83,300-square-foot showroom and service facility <br /> (including an approximately 3,250-square-foot car wash, trash enclosure, and storage <br /> area). The site is approximately 5.88 acres, and is located at 4335-4345 Rosewood Drive. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On April 23, 2014, the Planning Commission recommended approval of the PUD Major <br /> Modification application subject to the conditions shown in Exhibit A (Attachment 1). <br /> RECOMMENDATION <br /> 1. Find that the proposed project will not have a significant environmental impact pursuant <br /> to California Environmental Quality Act Guidelines, Section 15332(b), In-Fill <br /> Development Projects, Class 32; <br /> 2. Find that the proposed PUD development plan modification is consistent with the <br /> General Plan; <br /> 3. Make the PUD findings for the proposed development plan as stated in the April 23, <br /> 2014, Planning Commission staff report (pages 18-20 in Attachment 4); and <br /> 4. Introduce the draft ordinance approving Case PUD-85-02-02D-06M, PUD Development <br /> Plan Modification, subject to the Conditions of Approval, "Exhibit A" (Attachment 1); <br /> FINANCIAL STATEMENT <br /> The project would be expected to generate revenues to cover its costs of <br /> service. Increases in property and sales taxes would be used to provide services, such as <br /> police, fire, etc., for the increased demand generated by the automobile dealership.
