PLANNING COMMISSION
CITY OF PLEASANTON
COUNTY OF ALAMEDA
STATE OF CALIFORNIA

RESOLUTION NO. 1811

A RESOLUTION RECOMMENDING APPROVAL OF PUD-79-10
AS FILED BY FLYING J OIL COMPANY

WHEREAS, Flying J Oil Company has applied for planned unit
development (Industrial and Commercial) zoning for
the 60 acre site located immediately south of Johnson
Drive and about 700 ft. west of Hopyard Road and for
development plan approval for a motel proposed to be
located on the northwesterly approximately 8 acres of
the site. The property is zoned PUD (Planned Unit
Development-Industrial) District; and

WHEREAS, the Planning Commission held a public hearing to review
this application on October 10, 1979; and

WHEREAS, all pertinent reports, documents, maps and testimony were
reviewed.

NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING:

Section 1. The Planning Commission recommends approval of PUD-79-10
subject to the following conditions:

1. That the development be substantially as shown on the
development plan, Exhibit A, and the conceptual phased
master plan, Exhibit B, on file with the Planning
Division with the understanding that the development
plan is approved for a 199 unit or a 153 unit motel only,
and that the restaurants and uses shown on the remainder
of the 60 acre parcel are conceptual only, and subject
to approval under\future development plans.

2. That if only 153 units are built initially, the two
easternmost buildings shall be the structures omitted
and the areas they would have occupied completely
landscaped to the satisfaction of the City. If the
developer wishes to substitute other uses or structures
for those two buildings, a modification to the PUD-79-10
development plan will first be required.

3. That the applicant be reminded that a condition of
approval of the general plan amendment (GP-79-12)
recently approved for the subject property was that
a signal be provided at no cost to the City at the
future intersection of the divided access road and
Hopyard Road.

EKHIBIT
