Draft Architectural design guidelines and site development standards have been <br /> created for the custom homes and include design criteria for homes, landscaping <br /> requirements, and a review process. The design guidelines require photosimulations of <br /> future homes be provided as part of the design review process. <br /> The applicants also prepared alternative site plans, referred as Alternative 1 and <br /> Alternative 2, shown below and on the following page, as a response to Commission's <br /> comment at the work session to lower the building pad on Lot 2. Alternative 1 would <br /> move the building envelope of Lot 2 away from the westerly property line, thereby <br /> lowering the building pad from the previously proposed elevation of 515 feet to an <br /> elevation of 510 feet. The proposed roadway configuration and hammerhead design <br /> would differ slightly from the original layout; however, it has been reviewed and <br /> accepted by the Fire Department. This alternative would result in additional grading and off-haul of <br /> soil as detailed in the table on the following page.
