SIMILAR RECENT PROJECTS <br /> STATE HOUSING AND COMMUNITY DEVELOPMENT <br /> Program Manager Paul McDougall has overseen the review process from Contact: <br /> start to finish on over a dozen Housing Elements we have submitted. PMC <br /> staff was brought in to complete the HCD review process on drafts already Paul McDougall,HCD Program <br /> in progress for the cities of Oxnard and Alameda and for Riverside County, Manager <br /> and we worked seamlessly with Mr. McDougall to achieve certification. 2020 W.El Camino,Suite 500 <br /> Most recently, PMC staff worked with Mr. McDougall on the City of Sacramento,CA 95833 <br /> Roseville's Housing Element, on which, as noted earlier,we earned (916)263-7420 <br /> conditional compliance within two weeks of submitting it. pmcdougall @hcd.ca.gov <br /> CITY OF ALAMEDA <br /> On June 15,2009,the City received an eight-page list of issues based on its Contact: <br /> draft Housing Element that dated back to 2001 when the Housing Element <br /> was conditionally certified based on a lengthy list of conditions, including Andrew Thomas,AICP,City Planner <br /> rezoning land from Alameda Point, the naval base that still has control of 2263 Santa Clara Avenue,Room 190 <br /> the property.As a result, the City's Housing Element had not been certified Alameda,CA 94501 <br /> since the early 1990s. PMC was hired to assist the City with addressing (510)747-6881 <br /> HCD's compliance letter. PMC worked closely with the Planning athomas @ci.alameda.ca.us <br /> Department to create an Affordable Housing Overlay that would allow <br /> development at 30 units an acre to meet the default density in the city. The <br /> Housing Element successfully achieved conditional certification within six <br /> months.
