11. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />The developer shall install streets as required by ordinance, except that the street <br />rights-of-way may be reduced to as little as 40 feet if approved by the City Engineer. <br /> <br />The site shall be kept free of fire hazards from start of construction to final inspected. <br />The Fire Department emergency number shall be provided adjacent to all telephones <br />on the site. <br /> <br />All dwelling units in the development shall be constructed to meet the latest PG&E <br />Energy Conservation Home Standards. <br /> <br />The following water conservation plumbing fixtures shall be installed in the <br />development: (1) low-flush water closets; (2) shower flow-control heads; (3) aerators <br />in interior faucets; and (4) insulation of hot-water lines. <br /> <br />The developer's contractor shall obtain an encroachment permit from the City prior to <br />the beginning of construction. <br /> <br />The development shall pay any and all fees that the property may be subject to. <br /> <br />The developer shall repair any damage to street improvements now existing or done <br />during construction. <br /> <br />The developer shall provide a storm-drainage system, sanitary-sewer system, and <br />water system to adequately serve this development. Approval of these systems shall <br />be withheld pending final design. <br /> <br />The developer shall submit to the City a complete and detailed landscape plan for all <br />areas to be landscaped by the developer, including automatic irrigation systems for all <br />commonly-owned areas.
