EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-79-4, DeWitt Wilson <br />South Side of Junipero Street, Between Sunol Boulevard and Sonoma Drive <br />July 10, 1979 <br /> <br />10. <br /> <br />The development shall be substantially as shown on the development plan, Exhibit A, <br />on file with the Planning Division. <br /> <br />The developer shall be apprised that RAP approval has been granted for the <br />easternmost 31 lots in the development, but that building permits cannot be issued nor <br />can the land be subdivided for Lots 20 through 28 until RAP approval is granted for <br />those parcels. <br /> <br />This application shall be subject to additional requirements under the City Fire Code. <br />The applicant shall contact the Fire Prevention Bureau for more detailed information <br />on this matter. <br /> <br />No additions shall be made to the structures except patio covers. The developer shall <br />submit a plan for the location of patio covers and accessory structures to the Planning <br />Division for approval prior to issuance of any building permits for the project. <br /> <br />The unit on Lot 32 shall be a two-story model. <br /> <br />Since the subject site is bordered by industrial property to the south, a seven-foot high <br />masonry wall shall be constructed along the entire length of the southern property <br />line. <br /> <br />Prior to filing of a final map, CC&Rs for the project shall be approved by the City <br />Attorney. The CC&Rs shall provide for a Homeowners Association with sufficient <br />power to manage all commonly-owned areas. The City shall be named as beneficiary <br />of said CC&Rs and granted the power to enforce its provisions if the Homeowners <br />Association fails to do so. <br /> <br />The Homeowners Association shall maintain, at a minimum, all private streets and <br />utilities, exclusive of public utilities; the park; entrance signs; and the landscaped <br />areas on Junipero Drive. <br /> <br />All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs <br />a minimum of five gallons. <br /> <br />All utilities required to serve this development shall be installed underground. <br /> <br />PUD-79-4, DeWitt Wilson, Conditions of Approval, July 10, 1979 Page 1 of 2 <br /> <br /> <br />
