21. That all dwellings units in the development be constructed to meet the latest <br /> PG&E Energy Conservation Home Standards. <br /> <br />22. That the following water conserving plumbing fixtures shall be installed: <br /> <br /> a) low flush water closets <br /> b) low flow shower control heads <br /> c) aerators in interior faucets <br /> d) insulation of hot water lines <br /> <br />23. That developer's contractor obtain an encroachment permit from the City prior to <br /> beginning of construction. <br /> <br />24. That the developer pay any and all fees that the property may be subject to. <br /> <br />25. That the development of the office/comr~rcial portion of the subject property is <br /> not part of this PUD development plan and a new plan must be submitted for consid- <br /> eration under separate application. <br /> <br />26. That because the proposed development will increase traffic on Mission Drive to a <br /> considerable degree, the developer shall participate in the cost of installation of <br /> a traffic signal at the intersection on Mission Drive and Sunol Boulevard, the <br /> extent of this participation to be determined in conjunction with the tentative map. <br /> <br />27. That the two cul-de-sacs shown as 42 ft. in width, be 46 ft. wide. <br /> <br />28° That the development will be subjcet to further regulation under the Fire Code and <br /> that the applicant contact the Fire Prevention Bureau for additional information <br /> on this matter. <br /> <br />29. That the earth bank along Sunol Boulevard shall be required to be graded to a 2:1 <br /> maxirman slope or as otherwise reconmended by a qualified soils engineer and approved <br /> by the City. <br /> <br />30. That right-of-way dedication and street improven~nts will be required at the time of <br /> consideration of the tentative subdivision map. <br /> <br />31. That the applicant, attempt to work with the developer or owner of the Myers property, <br /> shall prepare a precise plan for the location of Pico Avenue from First Street to at <br /> least the eastera boundary of the subject property and that this plan shall be con- <br /> sidered and approved or part of the tentative map on the subject property. <br /> <br />32. That the developer provide fencing at the eastera end of Dolores Drive which would <br /> preclude vehicular access (especially motorcycles) to the Mission Hill Park property <br /> and the area east of the end of Dolores Drive. <br /> <br />33. That the mininmmn house size shall be 2,000 sq. ft. and that the minimum distance <br /> between all ho~_ses shall be 20 ft. <br /> <br />34. That the developer shall pay for the signalization of the intersection of Mission <br /> Drive and Sunol Boulevard within one year of the issuance of building permits. <br /> <br /> <br />
