Exhibit A <br /> <br />Conditions of Approval of PUD-77-10, a Single-Family Residential Planned Unit Development <br />proposed to be constructed on the approyirnately 54 acre site located east of Sunol Boulevard <br />between Mission Drive and the future Pico Avenue. <br /> <br />1. That the development be substantially as shown on the development plan, Exhibit A, on <br /> file with the Planning Division, except that: <br /> <br /> a) Junipero Street shall be moved a minimum of 50 ft. to the east, thereby extending <br /> the depth of lots 1 through 5 a mininmm of 50 ft. <br /> <br /> b) That the minimum width of any lot (measured at the middle of the lot) shall be <br /> ~ ft. <br /> <br /> c) That Dolores Drive shall be cul-de-saced on its eastern end and that the developer <br /> provide a small, 10 car, parking area at the eastern end of Dolores intended to <br /> serve Mission Hill Park. <br /> d) That the ',additional lot and home design criteria" listed on page 4 of the <br /> development plan, shall be for all lots visible from outside of the development, <br /> not for just lots t through 27. <br /> <br /> e) That the developnent plan be modified to show changes a through d above shall be <br /> submitted to the Planning Division for approval prior to issuance of any building <br /> permits for the subject development. <br /> <br /> 2. That final approval of this case is conditioned upon the General Plan being aFended to <br /> show Mission Hill Park as shown on the attached development plan. <br /> <br /> 3. That the exterior design of all custom homes in the development shall be subject to <br /> final approval by the Planning Division prior to issuance of buildings permits and <br /> all production homes approved by the Planning Conmission. <br /> <br /> 4. That all fences and accessory structures visible beyond the boundaries of the subject <br /> property shall be subject to design approval by the Planning Division and that this <br /> condition shall be part of the CC&Rs of the development. <br /> <br /> 5. That where visible beyond the boundaries of the development, there shall be no <br /> accessory structures between the rear of the main structure and the rear property <br /> line and that this condition shall he part of the CC&Rs of the development. <br /> <br /> 6. That any top soil reFoved during the grading process be replaced prior to occupancy <br /> of homes in the general area in which the top soil was renDved. <br /> <br /> 7- That an erosion control plan be submitted to and approved by the City as part of <br /> the improvement plan for the subdivision. <br /> <br /> 8. That a dust control plan be submitted to and approved by the City prior to the <br /> beginning of grading. <br /> <br /> 9. That there shall he access for emergency vehicles to all open space areas shown on <br /> development plan. <br /> <br /> <br />
