distribute and disperse traffic to provide less impact to Valley which is congested at commute hour, and which <br /> is one of the most heavily traveled streets in the city. <br /> (4) We feel the expansion of El Charro will benefit the entire community, not just East Pleasanton. In fact, it <br /> will bring more travel options to the entire Valley, including vehicles coming from Livermore down Stanley <br /> Blvd. We believe other funding sources than just East Pleasanton development should be used to pay for it. <br /> This would then allow the total number of units in East Pleasanton to be reduced since infrastructure costs will <br /> be reduced. <br /> (5) We ask you to continue the City's program of controlled and balanced growth so that East Pleasanton will <br /> not be flooded with an inordinate amount of new houses over short period time. In order to meet the expected <br /> infrastructure costs, developers will be seeking a glut of housing approvals right up front. <br /> (6) We would like to see an option where the OSC is moved so the new development can be better blended with <br /> existing homes. <br /> (7) We hope you as our representatives will continue to fight to maintain local control in City planning. We <br /> desire a pushback on RHNA and ABAG and its One Bay Area decentralized planning. We don't want <br /> Pleasanton planned by planners in Oakland! <br /> To sum it up: <br /> • We support the ratio of SF to MF ratio of 65% to 35%; <br /> • But we would like to reduce the total unit from 1759 to 1430 (with 930 SF+ 500 MF), for feasibility <br /> and EIR studies; <br /> • We would like to see more balanced distribution of RHNA high density housing across the city; <br /> • We would to request for partial funding for El Charro Road Extension to further drive down the <br /> total units needed in East Pleasanton Area for feasibility and balanced development. <br /> • The arterial or collector roadway circulation plan be defined as part of the preferred plan and the <br /> extension of Boulder from Valley become a primary collector street to carry the same or more traffic <br /> than the Busch Road at the Valley intersection <br /> We appreciate your consideration of the above issues, and please forward to the city planning committee <br /> members and city council members. <br /> Your support of the right decision will be very important to keep Pleasanton as attractive city that we will all be <br /> proud of, instead of driving it to become over crowded, and un-balanced development across the city. <br /> Thank you. <br /> Sincerely yours <br /> Ganping Ju, Ph.D <br /> Feng Nie, MBA <br /> 2 <br />
