26. The State of California's Green Building Standards Code, "CALGreen," shall apply, if <br /> applicable. <br /> 27. The single-family units shall provide an area within the garage for a trash container, <br /> except when the container is placed by the private court or street for pick-up by the <br /> Pleasanton Garbage Service. The designated area shall be shown on the building permit <br /> plans to the satisfaction of the Director of Community Development. If storing the trash <br /> container in the garage is not feasible, as determined by the Director of Community <br /> Development, the project applicant/developer shall designate an area in the side yard <br /> where the trash container shall be placed. This restriction shall be stated clearly in <br /> development's CC&R's. <br /> 28. The project applicant/developer shall effectively screen from view all ducts, meters, air <br /> conditioning equipment, fire sprinkler risers, and any other mechanical equipment, <br /> whether on the structure, on the ground, or on the roof, with materials architecturally <br /> compatible with the building. Screening details shall be shown on the plans submitted for <br /> issuance of building permits, the adequacy of which shall be determined by the Director of <br /> Community Development. All required screening shall be provided prior to occupancy. <br /> 29. All mechanical equipment shall be constructed and maintained in such a manner that <br /> noise emanating from it will not be perceptible beyond the property plane of the subject <br /> property in a normal environment for that zoning district. <br /> 30. The apartment buildings with flat roofs shall have white cool roofs which are designed to <br /> reflect the heat of the sun away from the building, thus reducing its cooling load. <br /> 31. All HVAC equipment, antennas, satellite receiving stations, etc., located within the roof- <br /> equipment wells of the apartment buildings shall project no higher than a horizontal plane <br /> defined by the top-edge of the parapet walls. Final determination shall be made with <br /> review of the building plans to the satisfaction of the Director of Community Development. <br /> 32. All HVAC condensing units shall be shown on the building permit plans and shall be <br /> subject to the review and approval of the Director of Community Development prior to <br /> building permit issuance. <br /> 33. The dwelling units covered by this approval shall be constructed to encourage <br /> telecommuting by providing telecommunications infrastructure such as cabling for DSL <br /> service, wiring for total room access, etc. The project applicant/developer shall show the <br /> infrastructure on the building permit plan set prior to issuance of a building permit. <br /> 34. The project applicant/developer shall provide automatic opening sectional roll-up garage <br /> doors on the garages of the apartment units and the single family units covered by this <br /> approval. Unless otherwise approved by the Director of Community Development, the <br /> door design and material shall conform to the PUD development plan. <br /> 35. The approved building colors and materials shall be indicated on the final building permit <br /> plans. Any proposed revisions to these approved colors or materials must be submitted <br /> for review and approval by the Director of Community Development prior to the issuance <br /> of a building permit and/or prior to start of painting and/or installation. <br /> Page 4 <br />
