8. The project shall meet all requirements of the City's Growth Management <br /> Ordinance, as described in a Growth Management Agreement for the project. <br /> 9. The carport design shall be shown on the plans submitted for issuance and shall be <br /> subject to the review and approval by the Director of Community Development <br /> prior to issuance of building permits for the project. <br /> 10.Prior to occupancy, the applicant/developer shall install improvements as required <br /> by Zone 7 to allow public access to the existing gravel path located on the east <br /> side of Tassajara Creek from West Las Positas Boulevard, Stoneridge Drive, and <br /> the project parking lot., including the installation of a pedestrian gates. Details of <br /> said improvements shall be shown on the plans submitted for issuance and shall <br /> be subject to the review and approval by the Director of Community Development <br /> prior to issuance of building permits for the project. <br /> 11.The parking/storing of boats, campers, recreational vehicles, and/or trailers on site <br /> or in any parking space (i.e., carport, garage, or uncovered space) shall be <br /> prohibited. The garages and carports shall not be modified or used for storage in a <br /> manner that would interfere with the ability to park cars within the garage. In <br /> addition, the storage of materials in the carports or uncovered parking spaces shall <br /> be prohibited. The applicant/property manager shall be responsible for enforcing <br /> these restrictions, which shall be stated clearly in all leases. <br /> 12.All parking spaces shall be striped. Wheel stops shall be provided for the surface <br /> parking spaces unless the spaces are fronted by concrete curbs, in which case <br /> sufficient areas shall be provided beyond the ends of all parking spaces to <br /> accommodate the overhang of automobiles. <br /> 13.A total of seven (7) bike racks for public use shall be install within the project, <br /> consistent with the Design Standards requirements. The location and typical <br /> installation details of said bike racks shall be included with the plans submitted for <br /> issuance of building permits and shall be subject to the review and approval by the <br /> Director of Community Development prior to issuance of building permits for the <br /> project. <br /> 14.The applicant/developer shall use high quality stucco treatment, such as the Santa <br /> Barbara style texture. The stucco texture shall be noted on the plans submitted for <br /> issuance of building permits and shall be subject to the review and approval by the <br /> Director of Community Development prior to issuance of building permits for the <br /> project. <br /> 15.The applicant/developer shall provide garage door design and material details in <br /> the plans submitted to the Building and Safety Division for plan check.
