stations, signage, cones, and other warning devices shall be implemented during <br /> construction. <br /> 56.The haul route for all materials to and from this development shall be approved by <br /> the City Traffic Engineer prior to the issuance of a permit, and shall include the <br /> provision to monitor the street surfaces used for the haul route so that any damage <br /> and debris attributable to the haul trucks is identified and corrected at the expense <br /> of the project applicant or developer. <br /> 57.The Project Developer shall modify plans to install all way stop signs and legends at <br /> the eastern internal intersection (adjacent to the ValleyCare Health Systems site) to <br /> provide improved access between the existing development and the proposed <br /> development. <br /> 58.The Project Developer shall modify the existing parking spaces adjacent to <br /> ValleyCare Health Systems' main entrance to bring ADA parking stall numbers to <br /> current standards (16 new ADA spaces). <br /> 59.Unless otherwise approved by the Director of Community Development, all new <br /> parking spaces and drive aisles shall conform to the dimensions required by the <br /> Housing Site Development Standards and Design Guidelines. Plans submitted to <br /> the Building Division for permits shall have the dimensions noted on the plans. <br /> 60.The applicant shall design and construct a driveway entrance on West Las Positas <br /> Boulevard for right in right out access to the ValleyCare Medical plaza building site <br /> (5725 West Las Positas Boulevard), approximately 175 feet to the west of <br /> intersection of Stoneridge Drive and West Las Positas Boulevard. The driveway <br /> will require the relocation of the bus stop/pullout and may require the relocation of a <br /> fire hydrant. The interior of the lot shall be modified as necessary to allow for <br /> proper egress from the new driveway. Said driveway and site improvements shall <br /> be incorporated into the plans submitted for a building permit and are subject to the <br /> approval of the Director of Community Development. The driveway and related <br /> improvements shall be installed prior to final inspection of the apartments. <br /> 61.The Project Developer shall work with the adjacent property owner at 5725 West <br /> Las Positas Boulevard (ValleyCare Health System) and the City Traffic Engineer to <br /> modify the existing parking stalls, drive aisles and signage between the ValleyCare <br /> Medical Plaza building and Tassajara Creek so that Project related traffic does not <br /> unreasonably interfere with the uses on the ValleyCare property, as determined by <br /> the Director of Community Development. All modifications shall be included in the <br /> plans submitted to the Building and Safety Division for plan check and shall be <br /> subject to the review and approval of the Director of Community Development prior <br />
