Housing Agreement. Through this Affordable Housing Agreement and City's <br /> concurrent approval of Developer's project, Developer is receiving valuable <br /> consideration from City, namely the rights and entitlements conferred by such <br /> project approval and the Affordable Housing Agreement. <br /> 48.The applicant/developer shall provide two electric vehicle charging stations in the <br /> tenant parking area. The charging stations shall be shown on the plans submitted <br /> to the Building and Safety Division for plan check and shall be subject to the review <br /> and approval of the Director of Community Development prior to building permit <br /> issuance. <br /> 49.The applicant/project developer shall install onsite electrical generation in the <br /> community/leasing center building to provide sufficient electrical power for the <br /> community's site lighting. <br /> 50.The applicant/project developer shall develop and implement measures that will <br /> achieve 25 percent better energy efficiency for the project over that required by T- <br /> 24. The method used and plan details shall be subject to the review and approval <br /> of the Director of Community Development prior to building permit issuance. <br /> 51.The applicant/project developer shall incorporate solar tubes, skylights, and/or other <br /> daylighting systems, subject to the satisfaction of the Director of Community <br /> Development, within the design of the community/leasing buildings. The method <br /> used and plan details shall be incorporated into the plans submitted to the Building <br /> and Safety Division for plan check and shall be subject to the review and approval <br /> of the Director of Community Development prior to building permit issuance. <br /> 52.The applicant/project developer shall develop and implement a program for <br /> reclaimed water, grey water and/or rainwater harvesting systems for the subject site <br /> or as otherwise approved by the Director of Community Development. The <br /> program shall be subject to the review and approval of the Director of Community <br /> Development prior to building permit issuance. <br /> Engineering Division <br /> 53.The applicant/developer shall conduct a hydraulic analysis of the existing storm <br /> drain laterals stubbed to the site to ensure there is adequate capacity for the <br /> project. Said study shall be included with the plans submitted for plan check. <br /> Traffic Division <br /> 54.The Project Developer shall pay any traffic impact fees for the subject use as <br /> determined by the City Traffic Engineer. This fee shall be paid prior to issuance of <br /> a building permit and/or prior to operation. <br /> 55.Comprehensive traffic control measures shall be implemented, including scheduling <br /> of major truck trips and deliveries, to avoid peak travel hours. If necessary, as <br /> determined by the Traffic Engineer, proper lane closure procedures such as flagger <br />
