Accessory Structure Standards for New Lots <br /> Detached Accesso Structure Standards <br /> 5' MIN. TO SIDE AND REAR PROPERTY LINES <br /> 1-5; 10-14 WITH THE EXCEPTION THAT CORNER LOTS SHALL HAVE A MIN. <br /> 10' SETBACK FROM THE STREET SIDE YARD PROPERTY LINE. <br /> 5' MIN. TO SIDE PROPERTY LINE <br /> 6-9 MAX. 10' PROJECTION FROM REAR BLDG WALL. NO <br /> ENROACHMENT INTO THE 15' SLOPE SETBACK LINE IS ALLOWED. <br /> 5' MIN. TO SIDE AND REAR PROPERTY LINES FOR POOLS AND <br /> 1-5, 10-14 HOT TUBS. POOL AND/OR HOT TUB EQUIPMENT SHALL MAINTIAN <br /> A MIN. 3' SETBACK IF LOCATED BETWEEN THE HOUSE AND SIDE <br /> PROPERTY LINE. <br /> 5' MIN. TO THE SIDE PROPERTY LINES AND NO ENROACHMENT <br /> INTO THE RIPRIAN SETBACK LINE SHOWN ON THE <br /> 6-9 DEVELOPMENT PLAN FOR POOLS AND HOT TUBS. POOL AND/OR <br /> HOT TUB EQUIPMENT SHALL MAINTIAN A MIN. SETBACK IF <br /> LOCATED BETWEEN THE HOUSE AND SIDE PROPERTY LINE. <br /> Accessory structures shall not exceed 50% of the rear or side yard area or be <br /> allowed to exceed 10-feet in height. <br /> Covered patios attached to the dwelling shall adhere tc the following <br /> development standards: <br /> Attached Patio Covers: Covered patios attached to a main structure and open <br /> on three sides may come to within five feet of the rear property line for Lots 1-5 <br /> and 10-14 and shall not encroach into the 15-foot slope setback for Lots 6-9. All <br /> Lots shall maintain a minimum of three feet from the interior side property lines of <br /> the property. Corner lots shall be required to maintain a 10-foot minimum <br /> setback from the street side yard property line. <br /> 8. If encroachment into the 15-foot slope setback area is desired, a lot-specific <br /> geotechnical report shall be required and shall be reviewed and approved by the <br /> Planning Division and City Engineer prior to commencement of said <br /> improvements. Covered patios attached to a main structure and enclosed on two <br /> or more sides shall not be allowed on any new Lots. <br /> 9. Grading, site improvements/changes, development, including, but not limited to, <br /> accessory structures, pools, retaining walls, etc. shall not be allowed to encroach <br /> into the 15-foot slope setback. <br /> 10. Fencing details for the development shall be submitted to the Planning Division <br /> for review and approval by the Community Development Director prior to <br /> submitting to the Building and Safety Division for plan check.
