EXHIBIT A <br /> DRAFT CONDITIONS OF APPROVAL <br /> PUD-97 <br /> 4202 Stanley Boulevard <br /> 14 Lot Single-Family Home Development <br /> August 20, 2013 <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. Ponderosa Homes shall submit a complete full size set of PUD Development <br /> Plans prior to submitting for a Tentative Subdivision Map for review and approval <br /> by the Director of Community Development. Said plan shall include site plans, <br /> grading and utility plan, slope classification plan, stormwater treatment plan, <br /> existing trees plan, floor, roof, and elevation plans, landscape site plan, <br /> landscape streetscape, and landscape details plan. <br /> 2. The PUD Development Plans submitted for review and approva by the Director <br /> of Community Development shall include two standard size parking stalls on the <br /> eastern portion of Parcel A shown in Exhibit B.1. <br /> 3. Ponderosa Homes shall contribute $2,500 per new unit to tie Bernal Park <br /> Reserve Fund. <br /> 4. Unless otherwise specified in the conditions of approval, indicated in the <br /> accessory structure site development standards, or showr on the PUD <br /> development plan, all uses and site development standards shal be those of the <br /> R-1-6,500 District. <br /> 5. No additions or expansions are permitted to any house or garage. <br /> 6. Ponderosa shall submit a final landscape and irrigation plan, elevation drawings <br /> or a photomontage and a color and material board of the proposed roof color and <br /> material and building paint colors for Lot 13 (Option 1). The landscape plan shall <br /> note the size, location, number/amount and species of the plants. Plant species <br /> shall be drought tolerant in nature with an irrigation system that maximizes water <br /> conservation (e.g., drip system). All trees used in landscaping shall be a <br /> minimum of twenty-four box-size and all shrubs shall be a minimum of five <br /> gallons. <br /> 7. Accessory structures shall conform to the approved accessory structure site <br /> development standards noted on page 2: <br />
