100. The project developer shall construct a bus stop with pullout and trash <br /> receptacle(s) on northbound Bernal Avenue adjacent to the project as shown on <br /> the project plans. A bus stop with pullout, trash receptacle(s), and shelter shall <br /> be constructed on eastbound Stanley Boulevard adjacent to they project. A bus <br /> stop with pullout, trash receptacle(s), and shelter shall be constructed on <br /> westbound Stanley Boulevard approximately 400 feet west of the intersection of <br /> Stanley Boulevard at Valley Avenue/Bernal Avenue. <br /> 101. The project developer shall provide LAVTA transit passes to the residents and <br /> employees of the development at a fifty percent (50%) ticket price discount for <br /> the first year of occupancy for use of the LAVTA transit system. <br /> 102. The project developer shall include bike parking racks at the retail development <br /> to accommodate 15 bicycles. Design and location of the bike racks is subject to <br /> review and approval by the Director of Community Development. <br /> 103. The applicant shall modify the submitted plans to include an enhanced <br /> pedestrian crossing through the retail parking lot. This design should include a <br /> raised crossing to control vehicle speed and encourage pedestran activity. Said <br /> modifications shall be shown on the plans submitted for issuance of building <br /> permits and shall be subject to the review and approval by the Deputy Director of <br /> Community Development, Transportation prior to issuance of building permits for <br /> the project. <br /> 104. The applicant shall dedicate 12 feet right of way along eastbound Stanley <br /> Boulevard for the entire project frontage for future roadway widening as shown <br /> on Exhibit B. <br /> 105. The applicant shall dedicate the required right of way for the bus pullout along <br /> northbound Bernal Avenue adjacent to the property. <br /> 106. The applicant shall dedicate the required right of way or easement for <br /> construction of the public sidewalk along Bernal Avenue. <br /> 107. The applicant shall construct a new left turn pocket to provide access from <br /> westbound Stanley Boulevard into the north driveway and a right turn <br /> deceleration lane on east bound Stanly Boulevard into the project's north <br /> driveway. The design shall be subject to the review and approval by the Deputy <br /> Director of Community Development, Transportation prior to issuance of building <br /> permits for the project. <br /> 108. The applicant shall install a traffic signal at the intersection of Bernal Avenue at <br /> Utah Street. Traffic signal design and materials are subject to approval by the <br /> Deputy Director of Community Development, Transportation prior to issuance of <br /> building permits for the project. <br /> 109. The applicant shall maintain landscaping at all project entrance/exits to 30 inches <br /> or lower or greater than 5 feet in height in order to maintain sight distance. This <br /> includes the landscaping installed in planter strips 300 feet south of intersection <br /> PUD-87, Auf der Maur/ Rickenbach /Vintage City Council <br /> Page 17 of 39 <br />
