16. Design review applications for the custom homes on each of the lots shall be <br /> submitted to the Planning Director for review and approval prior to submittal <br /> of plans for a building permit. <br /> <br />17. <br /> <br />All site improvements and construction activities shall be limited to the hours <br />of 8:00 a.m. to 5:00 p.m., Monday through Friday, excluding Federal <br />holidays. Interior improvements may be constructed during other hours if <br />approved by the Planning Director. All construction equipment must meet <br />DMV noise standards and shall be equipped with muffling devices. <br /> <br />18. <br /> <br />The project developer is encouraged to utilize "Green Building" practices in <br />constructing the new homes on this site. The project developer shall use their <br />best efforts to implement the measures identified in the Alameda County <br />Waste Management Authority's New Home Construction Green Building <br />Guidelines in the design, construction, and operation of the proposed homes. <br />Before issuance of building permits, the project developer is encouraged to <br />submit to City staff the green building provisions that would be incorporated <br />into the proposed project's construction and to meet with City staff to review <br />these provisions. If, following this review,' it appears that there are other <br />feasible and mutually agreeable green building measures that can be <br />incorporated into the project, the project developer shall modify, the project <br />accordingly. Before issuance of a building permit, the green building <br />measures shall be called out on a separate sheet of the building permit plan <br />set and shall be subject to review by the Planning Director. <br /> <br />19. <br /> <br />All trees used in landscaping must be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons, unless othem, ise shown on the approved <br />landscape plan or required in other conditions of approval or the design <br />guidelines. <br /> <br />20. <br /> <br />All pre-construction tree protection measures listed in the HortScience, Inc. <br />tree report dated July 19, 2002 shall be implemented prior to commencement <br />of grading on the site. <br /> <br />21. Only those trees recommended for removal HortScience, Inc. arborist report <br /> dated July 19, 2002 shall be removed. <br /> <br />22. <br /> <br />The design guidelines shall be modified to require at least two additional 24- <br />inch box size coast live oak or California bay trees per lot on Lots I to 4. On <br />Lots 1 to 3, at least one of these two trees shall be planted between the home <br />and the property line in common with the Bridle Creek development or <br />property line in common with the Sycamore Heights development to create a <br /> <br /> <br />
