Development, within the design of the community/leasing buildings. The method <br /> used and plan details shall be incorporated into the plans submitted to the Building <br /> and Safety Division for plan check and shall be subject to the review and approval <br /> of the Director of Community Development prior to building permit issuance. <br /> 52.The applicant/project developer shall develop and implement a program for <br /> reclaimed water, grey water and/or rainwater harvesting systems for the subject site <br /> or as otherwise approved by the Director of Community Development. The <br /> program shall be subject to the review and approval of the Director of Community <br /> Development prior to building permit issuance. <br /> 53.The applicant/project developer shall ensure a portion of the community building is <br /> reserved as a student learning center equipped with standard student technology <br /> including desks/tables, computers, printer, etc. <br /> Engineering Division <br /> 54.The applicant/developer shall conduct a hydraulic analysis of the existing storm <br /> drain laterals stubbed to the site to ensure there is adequate capacity for the <br /> project. Said study shall be included with the plans submitted for plan check. <br /> Traffic Division <br /> 55.The Project Developer shall pay any traffic impact fees for the subject use as <br /> determined by the City Traffic Engineer. This fee shall be paid prior to issuance of <br /> a building permit and/or prior to operation. <br /> 56.Comprehensive traffic control measures shall be implemented, including scheduling <br /> of major truck trips and deliveries, to avoid peak travel hours. If necessary, as <br /> determined by the Traffic Engineer, proper lane closure procedures such as flagger <br /> stations, signage, cones, and other warning devices shall be implemented during <br /> construction. <br /> 57.The haul route for all materials to and from this development shall be approved by <br /> the City Traffic Engineer prior to the issuance of a permit, and shall include the <br /> provision to monitor the street surfaces used for the haul route so that any damage <br /> and debris attributable to the haul trucks is identified and corrected at the expense <br /> of the project applicant or developer. <br /> 58.The Project Developer shall modify plans to install all way stop signs and legends at <br /> the eastern internal intersection (adjacent to the ValleyCare Health Systems site) to <br /> provide improved access between the existing development and the proposed <br /> development. <br /> PUD-81-30-87D, Anton Hacienda Apartments May 21, 2013 <br /> Page 10 of 33 <br />
