37.The leases for the apartment units shall include a disclosure of possible noise <br /> sources in the project vicinity. In addition, the applicant/developer shall establish <br /> procedures and a contact phone number for a site manager the residents can call <br /> to address any noise complaints. The disclosure and procedures shall be submitted <br /> to the City Attorney for review and approval before leasing the first apartment unit. <br /> 38.Prior to issuance of a grading or building permit, whichever is sooner, the project <br /> applicant/developer shall submit verification from the FAA, or other verification to <br /> the satisfaction of the City Engineer of Chief Building Official, of compliance with the <br /> FAA Part 77 (Form 7460) review for construction on the project site. <br /> 39.Rain gutters shall discharge into landscaping planter areas where feasible. These <br /> details shall be shown on the plans submitted to the Building and Safety Division for <br /> plan check and are subject to the review and approval of the Director of Community <br /> Development prior to building permit issuance. <br /> 40.The project shall comply with the State of California's Water Efficient Landscape <br /> Ordinance and Bay Friendly Basics Landscape Requirements. A licensed <br /> landscape architect shall verify the project's compliance with the ordinance and <br /> checklist: 1) prior to the issuance of a building permit; and 2) prior to final <br /> inspection. The verification shall be provided to the Planning Division. <br /> 41.A final landscape and irrigation plan shall be submitted to and approved by Director <br /> of Community Development as part of the building permit plan set prior to issuance <br /> of a building permit. Said landscape plan shall be detailed in terms of species, <br /> location, size, quantities, and spacing. Plant species shall be of drought-tolerant <br /> nature and the irrigation design shall utilize low-volume drip, bubbler, or other water <br /> conserving irrigation systems to the maximum extent possible. <br /> a. Irrigation system shall meet all requirements for compatibility with future <br /> recycled water supply per City of Pleasanton Recycled Water Standards. <br /> b. The final landscape plan shall be revised to reflect the following changes: <br /> i. Under the Planting Plan: eliminate tree selection of Sapium <br /> sebiferum (Chinese tallow) <br /> ii. Irrigation Note on LI.4 #4 should be changed to "per City of <br /> Pleasanton Recycled Water Specifications" <br /> iii. Planting Notes on LI.4 #2 should be changed to "Planting to <br /> comply with Bay Friendly Basics Landscaping Requirements" <br /> PUD-81-30-87D, Anton Hacienda Apartments May 21, 2013 <br /> Page 8 of 33 <br />
