Despite these cost-saving measures, it is likely that an increase in the annual assessment will be necessary in the future in order to maintain the maintenance standards of the District. Lighting and Landscape District 1994-1, Oak Tree Farm Maintenance in this District includes the open space areas, entry features, firebreaks, trees, shrubbery, groundcover and irrigation systems. The assessment for the coming year for District 1994-1 (Oak Tree Farm) will remain at $473.66 per parcel per year. With a total of 42 parcels in the District (including one City-owned parcel, a sewer lift station), this year's total assessment will be $19,885.81. This amount will be sufficient to fund the maintenance of all common areas including water and electrical costs, County assessment fees, City administration fees, and sets aside in a replacement fund sufficient reserves for the long-term replacement of plantings, irrigation systems, fencing, entry signage and other District improvements. The City bid the District maintenance project in November 2012, and received four (4) qualified bids. The low responsive bidder was TruGreen LandCare of Pleasanton, with a bid of $6,000 for the annual maintenance of the District. To date, the contractor has performed all of the specified maintenance work in a satisfactory manner. Due to the ever-increasing cost of water and maintenance services, the cash reserve for the District has slowly diminished over time. This amount will be sufficient to fund the maintenance of all common areas including water and electrical costs, County assessment fees, City administration fees, and sets aside in a replacement fund sufficient reserves for the long-term replacement of plantings, irrigation systems, fencing, and other District improvements.
