Page 2. <br />ORDINANCE <br /> <br /> (6) That the haul route to the site be approved by City <br /> staff and that a temporary haul road be used on the <br /> site to minimize construction traffic in the area <br /> of the site. <br /> <br /> (7) That the fences shown along the north and west bound- <br /> aries shall be the City standard detail modified to <br /> delete the pilasters. <br /> <br /> (8) That the initial 35 units constructed in the project <br /> be west of the extension of Muirwood Drive, prefer- <br /> ably on lots 9 through 43. <br /> <br /> (9) That the eight units east of Muirwood Drive be the <br /> last to be constructed. <br /> <br /> (!0~ That Muirwood Drive and all streets west of it in the <br /> project area be completely constructed in conjunction <br /> with the first 35 units of the development except that <br /> a continuous 6" high temporary asphalt berm be con- <br /> structed along the east side of Muirwood Drive from <br /> Lemonwood Drive to the northern tract boundary and that <br /> no streets be stubbed out on the east side of Muirwood <br /> Drive during this phase of development; that the exact <br /> location of the asphalt berm be determined by the City <br /> Engineer. --- <br /> <br /> (11~ That the City Engineer make the final determination <br /> whether Lemonwood Drive shall be constructed, as <br /> shown on the development plan, in conjunction with <br /> the initial 35 units of the project. <br /> <br /> (.12) That all bedrooms in all homes adjacent to Muirwood <br /> Drive have "closed window construction" and that closed <br /> window construction in this case shall be defined as <br /> specially sealed openable windows, with. air condition- <br /> ~ for those rooms. <br /> <br /> (13) That the following water conserving plumbing fixtures <br /> be installed: <br /> <br /> A. Low flush water closets <br /> B. Shower flow control heads <br /> C. Aerators in interior faucets <br /> D. Insulation of hot water lines <br /> <br /> (!4) That the developer be advised that the propety is lo- <br /> cated in the Dublin-San Ramon Services District sew- <br /> 'age treatment area and the availability of sewer con- <br /> nections to the D.S.R.S.D. plant are subject to an <br /> agreement dated November 8, 1972, which establishes <br /> priority listings for sewer connections. A copy of <br /> the above agreement can be obtained from the City <br /> Administrative offices. That the developer be in- <br /> formed that sufficient sewer connections are not now <br /> available to serve the subject property, that the time <br /> schedule when service would become available is <br /> <br /> <br />
