CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 851 <br /> <br /> AN ORDINANCE REZONING AppROXIMATELY 12.08 ACRES OF LAND <br /> LOCATED ALONG THE EXTENSION OF MUIRWOOD DRIVE BETWEEN <br /> ALDER COURT AND LEMONWOOD WAY TO THE PUD (PLANNED UNIT <br /> DEVELOPMENT) DISTRICT AND APPROVING A DEVELOPMENT PLAN <br /> FOR MEDIUM DENSITY RESIDENTIAL ON THE SITE AND AMENDING <br /> THE ZONING MAP OF THE CITY OF PLEASANTON ACCORDINGLY <br /> (ZONING UNIT MAP #172) <br />THE CITY COUNCIL OF THE CITY OF pLEASANTON DOES ORDAIN AS FOLLOWS: <br />Section 1. Rezones the parcel of land approximately 12.08 acres in <br /> size located along the extension of Muirwood Drive between <br /> Alder Court and Lemonwood Way to the PUD (Planned Unit De- <br /> velopment) District, as more particularly described in Zon- <br /> ing Unit Map No. 172 attache hereto and incorporated herein <br /> by reference. <br />Section 2. The Zoning Map of the City of Pleasanton dated April 18, <br /> 1960, on file with the City Clerk, designating and dividing <br /> the City into zoning districts is hereby amended in accord- <br /> ance with the action set forth in Section 1 above. <br /> Section 3. Zoning Unit Map No. 172, dated May 2, 1978, on file with <br /> the City Clerk of the City of pleasanton, a copy of which is <br /> attached hereto as Exhibit "A" and made a part hereof by re- <br /> ference, designates said land use and zoning district. <br /> Section 4. Approves the Development Plan for a medium density resi- <br /> dential development comprising 51 single-family, zero-lot line <br /> homes submitted by Falender Homes Corporation and on file with <br /> the City Planning Division, subject to the following conditions: <br /> <br /> (1) That the development be substantially as shown on the <br /> development plan on file with the Planning Division. <br /> <br /> (2) That the developer's contractor obtain an encroachment <br /> permit from the City prior to the beginning of construc- <br /> tion. <br /> <br /> (3) That the site be kept free of fire hazards from the <br /> start of construction to final inspection and that <br /> the Fire Department's emergency number be provided <br /> adjacent to all telephones on the site. <br /> <br /> (4) That the residences be constructed to complile at <br /> least 100 points according to the latest P.G. & E. <br /> energy conservation home standards, <br /> <br /> (5) That notice of the beginning of construction of the <br /> development be given to the residents that live in <br /> homes adjacent to the development one week in advance <br /> of the start of earth moving activities- <br /> <br /> <br />
