65. The State of California's Green Building Standards Code, "CALGreen," shall apply, if <br /> applicable. <br /> 66. Water conservation devices shall be installed as part of the apartment complex and retail <br /> building projects. The water conservation devices shall be stated on the plans submitted <br /> for the issuance of a building permit. <br /> 67. Energy Star appliances shall be installed in each apartment unit if available. The <br /> proposed appliances shall be stated on the plans submitted for the issuance of a building <br /> permit. <br /> Engineering Division <br /> 68. If a restaurant/food preparation facility occupies any of the buildings within this <br /> development, the private sanitary sewer lateral from the building shall have a grease <br /> interceptor installed on the building lateral. <br /> 69. Restaurant/food service tenants shall include a contained area for cleaning mats, <br /> containers, and equipment. The wash area shall be covered or shall be designed to <br /> prevent runoff onto or from the area. The area shall be connected to the sanitary sewer, <br /> subject to approval by Dublin-San Ramon Services District (DSRSD), or shall be <br /> collected in a containment area and removed regularly by a disposal and recycling <br /> service. If connected to the sanitary sewer, a structural control, such as a sand filter or oil/ <br /> water separator, shall be used and a sign shall be posted prohibiting the dumping of <br /> hazardous materials. Other methods may be used subject to the approval of the Chief <br /> Building Official. The project developer, property owner, and/or restaurant/food service <br /> owner shall instruct employees to conduct all washing activities in this area. <br /> 70. The applicant/developer shall conduct a sewer study to determine if there is adequate <br /> capacity within the local sewer system for this project. Said study shall be included with <br /> the plans submitted for plan check and shall be conducted by a qualified consultant <br /> acceptable to the City Engineer with the exact limits of the study determined by the City <br /> Engineer. If the sewer study shows capacity deficiencies in the existing local sewer <br /> collection system for the project, then the applicant's/developer's engineer shall <br /> determine the number of units that can be permitted without exceeding the existing local <br /> sewer line capacity (up to the point discharging into the East Amador Trunk Sewer) and <br /> shall propose sewer system mitigations to correct the deficiency for the balance of the <br /> units. Both the number of units allowed under the existing conditions and the proposed <br /> mitigations shall be reviewed and approved of the City Engineer prior to issuance of the <br /> first building permit. Once the sewer system mitigations, if needed, are approved by the <br /> City Engineer, the applicant/developer shall complete said mitigations prior to occupancy <br /> of the units requiring the mitigation. If this mitigation benefits other ful:ure projects, then <br /> the applicant/developer may enter in to a reimbursement agreement to obtain pro-rata <br /> payment for constructing said improvements from other benefitting projects. <br /> 71. The applicant/developer shall conduct a hydraulic analysis of the existing storm drain <br /> laterals stubbed to the site to ensure there is adequate capacity for the project. Said <br /> study shall be included with the plans submitted for plan check. <br /> 72. It is recommended that the minimum slope of the street gutters be increased to 0.0075 <br /> rather than 0.005 to eliminate ponding because of the expansive soil. <br /> 11 of30 <br />
