- Parking: A total of 286 parking spaces are proposed on-site. A combination <br /> of 90 garages and 79 carports, provide for 169 covered spaces. The <br /> remaining 122 are uncovered surface stalls and, of the total parking spaces, <br /> 73 are compact (about 25%). Spaces on the neighboring site (ValleyCare <br /> Health Systems) as part of the Reciprocal Easement agreement (Exhibit G) <br /> account for 22 of the 122 uncovered stalls. There will be 24 stalls designated <br /> for guest parking. Bicycle parking is accommodated within the 90 private <br /> garages and 45 separate bike storage rooms, for a total of 135 spaces being <br /> provided. The bike storage rooms will be located on the ground floor in either <br /> wing of the "L"-shaped building. There are also a total of 168 bulk storage <br /> spaces (40+ cubic feet). The two "U"-shaped buildings contain 22 bulk <br /> storage spaces, and the remainder are located in storage closets on the <br /> private decks of the unit plans 1A, 1C, 2B, and 2C. <br /> - Transit: There is one existing Livermore Amador Valley Transit Authority <br /> (LAVTA) bus stop partially on the project site, along West Las Positias <br /> Boulevard, on the south eastern tip of the parcel. The stop contains a shelter <br /> and is not proposed to be altered. <br /> - Trail Connection: The project is proposing to provide two gates that will <br /> provide direct connection to the future trail along Tassajara Creek. Although <br /> this section of the creek trail system is not currently connected to the other <br /> segments of the trail system, it is planned that this section of the trail (south <br /> side of the creek) will be linked with the other existing and planned creek trails <br /> at some point in the future. <br /> - Tree Removal: According to the Tree Report prepared by Hort Science <br /> (Exhibit B.2), the project site contains 137 trees, of which 55 are considered <br /> heritage trees as defined by the Pleasanton Municipal Code. Seventy-eight <br /> trees are proposed for removal, of which eight are heritage trees. The <br /> preliminary landscape plan provides general information on the plantings for <br /> the open space areas and the development as a whole. The landscaping <br /> plan includes the planting of additional trees to offset the removal of mature <br /> vegetation and heritage trees consistent with the Tree Preservation <br /> Ordinance. <br /> AFFORDABLE HOUSING <br /> As approved by the Housing Commission at its May 2 meeting, a total of 35 (21% of <br /> total project units) will be rent restricted affordable units to households with incomes at <br /> or less than 50% or the Area Median Income (AMI). (Currently, this income limit is <br /> $40,150 annually for a three person household.) To provide this level of affordability, the <br /> developer anticipates the issuance of up to $40,000,000 in Mull:ifamily Housing <br /> Revenue Obligation bonds through the California Statewide Communities Development <br /> Authority (CSCDA). The developer has considerable experience wil:h this financing <br /> model and has already submitted a preliminary financing application to CSCDA.
