the City Council
Pleasanton Development Company iyyi )i5trihUtlon of Packet
57 California Avenue#L
Pleasanton, CA 94566
April 30, 2013
Honorable Mayor Jerry Thorne and members of the City Council
City of Pleasanton
200 Old Bernal Ave.
Pleasanton, CA 94566
Dear Honorable Mayor and members of the City Council:
We are writing as long-term Pleasanton residents and property owners. We have been a part of
this community for decades, and feel that we have been good stewards of our land — allowing
development to occur on our properties that is in line with the goals and objectives of Pleasanton
and voluntarily contributing our resources to the City to make needed improvements. The
Stanley Business Park accommodates local jobs and economic activity for the benefit of
Pleasanton business owners and residents. Further, we are proud that our vacant property at the
corner of Stanley and Bernal (the "Auf der Maur" site) will help the City of Pleasam:on meet State-
mandated housing needs.
We are concerned, though, that onerous city affordable housing requirements could impact the
feasibility and act as an impediment to housing development on this site and others in
Pleasanton. It seems to us that the availability of affordable housing has long been an issue in
Pleasanton and the region. It also seems that the City of Pleasanton may be trying to solve this
age-old, regional issue on the shoulders of landowners and residential builders. That does not
seem fair, especially when we have cooperated with the city and pursued a land use for our Auf
der Maur site that meets your long-term housing needs. Why should we also be ooked upon by
the city as the sole source of funding and deed-restricted housing units to solve a broader
affordable housing issue?
It seems reasonable that the city should offer incentives to landowners and residential builders to
take some of the burden for providing affordable housing. The current process of acquiring
affordable housing from landowners and builders seems punitive, vs. collaborative. We
respectfully request that the City Council treat us and the Auf der Maur development team fairly
as you process our development application, both from a timing and affordable housing
perspective. We have cooperated with the city over the last two years on process ng this housing
site, and do not want any further delays or unfair affordability requirements. Vie also request
that you keep this concept of fairness in mind as you debate future affordable housing policy.
Sincerely,
Frank Auf der Ma r Konrad Ric:kenbach
