Attachment 1 <br /> Pleasanton's long term workforce housing requirements* <br /> Premise: <br /> Regional Housing Needs Assessments (RHNA) numbers are driven by a city's plans for job generation. <br /> Pleasanton General Plan information regarding job generation (Land Use Element page 2-7): <br /> "If all commercial, office, industrial, and other employment-generating <br /> land were built out (including assumptions for East Pleasanton), <br /> Pleasanton would contain approximately 35 million square feet of <br /> building floor area, enough to support about 97,000 jobs. Without <br /> counting potential development in the East Pleasanton Specific Plan <br /> area this figure would be about 86,000 jobs. This holding capacity <br /> estimate assumes that employment generating uses are built at <br /> average densities (Table 2-3, above), vacancy rates average seven <br /> percent, and employment densities will approximate current levels..." <br /> Pleasanton's calculation for jobs in 2025 without any job generation in the East Side Specific <br /> Area Plan = 86,000. <br /> Typical number of employed residents per housing unit used to calculate workforce housing <br /> need= 1.6. <br /> 86,000 jobs/1.6 = 53,750 dwelling units needed for workforce housing by 2025. <br /> Current dwelling units in Pleasanton= 26,180 <br /> Pleasanton's additional workforce housing need by 2025 <br /> (53,750 - 26,180)=27,570 additional dwelling units <br /> Housing need generated by income level based on an average of historic RHNA affordability <br /> assignments: <br /> Income level % of the County median: <br /> Below 50%: 6892 du (25% of additional housing) Acres needed at 30 units/acre = 230 acres <br /> 50% to 80% : 5238 du (19% of additional housing) Acres needed at 30 units/acre= 175 acres <br /> 80% to 120%: 5514 du (20% of additional housing) Acres needed at 19 units/acre = 290 acres <br /> 120% and above: 9925 du (36% of additional housing) Acres needed at 3 units/acre =3308 acres <br /> *Although all our workforce housing requirements do not have to be met within Pleasanton's borders, <br /> it's my understanding that Pleasanton would have to get another jurisdiction to agree to house a portion <br /> of our workforce in addition to their own. Furthermore, this approach could prevent Pleasanton from <br /> meeting CO2 reduction goals. <br />
