• Restaurants, cafes, take-out, and other ready to eat food not including drive- <br /> through facilities <br /> • Shoe or watch repair shops <br /> • Specialty retail stores <br /> • Sporting goods stores, no firearms sales <br /> • Tailor or dressmaking shops <br /> • Other Uses - Uses similar in nature to any of the above, subject to the approval <br /> of the Director of Community Development <br /> Conditional Uses <br /> • Childcare centers <br /> • Liquor stores <br /> • Bars (as defined in the Pleasanton Municipal Code) <br /> • Wine bars and wine sales <br /> • Any permitted use from the list above that is proposed to have normal business <br /> hours between 10 p.m. and 6 a.m. <br /> • Uses similar in nature to any of the above, subject to a finding and permit from <br /> the Planning Commission <br /> Expressly Prohibited Uses <br /> • Cigarette stores <br /> • Adult bookstores <br /> 2. The PUD development plan and major modification shall expire two years from <br /> the effective date of this ordinance or later as approved by a development <br /> agreement unless a building permit is issued and construction has commenced <br /> and is diligently pursued. In the event of a conflict between any of these PUD <br /> conditions of approval and a development agreement for the project, the terms <br /> and conditions of the project development agreement shall govern. <br /> 3. The applicant shall execute the development agreement within 10 days of the City <br /> Council's second reading of the ordinance approving the development agreement. <br /> 4. The project developer shall pay any and all fees to which the property may be <br /> subject prior to issuance of permits or as provided for in a development <br /> agreement. The type and amount of the fees shall be those in effect at the time <br /> the permit is issued unless otherwise provided in a development agreement <br /> covering the project. <br /> 5. Prior to issuance of a building permit, the applicant/developer shall pay the <br /> applicable Zone 7 and City connection fees and water meter cost for any water <br /> meters, including irrigation meters, applicable to the portion or phase of the <br /> project covered by the permit. Additionally, the developer shall pay any applicable <br /> Dublin-San Ramon Services District (DSRSD) sewer permit fee. <br /> 2 of 34 <br />
