Traffic Division <br /> 76. The eastern Owens Drive driveway shall be widened to 37 feet consisting of one <br /> 15-foot wide ingress lane and two 11-foot wide egress lanes extending 50 feet <br /> into the site as measured from the end of the driveway radius. Said modification <br /> shall be shown on the plans submitted for issuance of building permits and shall <br /> be subject to the review and approval by the Traffic Engineer prior to issuance of <br /> building permits for the project. <br /> 77. The main project entry driveway on Owens Drive shall be striped with one 16-foot <br /> wide entrance lane and one 12-foot wide exit lane. The striping for said driveway <br /> shall be shown on the plans submitted for issuance of building permits and shall <br /> be subject to the review and approval by the Traffic Engineer prior to issuance of <br /> building permits for the project. <br /> 78. The applicant/developer shall extend the Rosewood Drive bus turnout by the retail <br /> driveway northerly to provide an 80-foot long parking bay excluding the taper. <br /> Said improvement shall be shown on the plans submitted to the Building and <br /> Safety Division for plan check and shall be subject to the review and approval of <br /> the Traffic Engineer prior to building permit issuance. <br /> 79. The applicant/developer shall paint "Bus Only" pavement legend and edge of <br /> roadway pavement markings to guide vehicular traffic away from the bus bay <br /> located at the retail project driveway exit on Rosewood Drive. These items shall <br /> be shown on the plans submitted for issuance of building permits and shall be <br /> subject to the review and approval by the Traffic Engineer prior to issuance of <br /> building permits for the project. <br /> 80. Comprehensive traffic control measures shall be implemented during <br /> construction, including scheduling of major truck trips and deliveries, to avoid <br /> peak travel hours. If necessary, as determined by the Traffic Engineer, proper <br /> lane closure procedures such as flagger stations, signage, cones, and other <br /> warning devices shall be implemented during construction. <br /> 81. The Creek Trail Y4 mile route markers shown on Sheet L1.17 of the development <br /> plans may be installed at the discretion of the applicant/developer. If the <br /> applicant/developer decides to install said route markers, the applicant/developer <br /> shall obtain approval from Zone 7 prior to installation. Written proof of compliance <br /> with this condition shall be provided by the applicant/developer to the City. <br /> 82. Unless otherwise approved by the Director of Community Development, all new <br /> office parking spaces shall conform to the dimensions required by the Hacienda <br /> Design Guidelines. Plans submitted to the Building Division for permits shall have <br /> the dimensions noted on the plans. <br /> 83. The applicant and/or responsible party shall maintain landscaping at all project <br /> entrance/exits, including the easterly Owens Drive driveway intersection, to <br /> 14 of 34 <br />
