PUBIC COMMENTS <br /> Public comments received throughout the preparation and public review of the proposed <br /> Code Chapter cover the following issues: <br /> 1. Regarding streets and roads on hillside properties covered by Specific Plans: <br /> • Ventana Hills residents stated their opinion that streets are not structures and <br /> that the road connection from Lund Ranch to Sunset Creek Lane should be <br /> constructed as previously anticipated. <br /> • Bridle Creek and Sycamore Creek residents stated their opinion that streets <br /> are structures and that the road connection should not be constructed even <br /> though it was disclosed to these residents and a sign was installed at the end <br /> of Sunset Creek Lane identifying the future road connection to Lund Ranch. <br /> • One resident stated that streets must be considered a structure because the <br /> policies of the Pleasanton General Plan would not provide adequate protection <br /> if the road was no longer considered a structure and, therefore, not covered by <br /> Measure PP. <br /> 2. Regarding ridgelines: <br /> • The City should create an inventory of ridgelines that would disclose to <br /> property owners and applicants the development potential of their properties. <br /> The Pleasanton Ridge would not be considered a ridge according to the <br /> definition in the proposed Code Chapter. <br /> CONCLUSION <br /> Measure PP generally addressed the location of developments on the City's hillside <br /> areas with respect to steep slopes and area near ridgelines, but it did not define terms <br /> nor provide methodologies for determining the location of ridgelines, measuring slopes, <br /> locating streets, etc., all of which are integral to the review of hillside development.
