P12-1797, Rina Morningstar, Colliers International <br /> Application for Sign Design Review approval to amend the Master Sign Program <br /> for the Pleasanton Gateway shopping center to add three tenant signs to the west <br /> side of the Shops #8 building located at 6786 Bernal Avenue (northwest corner of <br /> Bernal Avenue and the northbound 1-680 off-ramp). Zoning for the property is <br /> PUD-C (Planned Unit Development— Commercial) District. <br /> This item was continued to the April 24, 2013 meeting at the request of the applicant. <br /> PUD-85-08-01D-04M/P13-0030 , Mark English, Pleasant Partners, LLC. — California <br /> Center <br /> Applications for: (1) Planned Unit Development (PUD) Major Modification and <br /> Development Plan approval to construct 305 apartment units, two retail buildings <br /> totaling approximately 7,520 square feet, new surface parking and a parking <br /> garage to serve the existing office uses, and related site improvements at the <br /> California Center property located at 4400-4460 Rosewood Drive; and <br /> (2) Development Agreement to vest the entitlements for the project. Zoning for <br /> the property is Planned Unit Development — High Density Residential (PUD-HDR) <br /> and Planned Unit Development-- Industrial/Commercial-Office (PUID-I/C-O). <br /> Action recommended: Recommend approval. <br /> Action taken: Recommended approval, per staff recommendation, with the following <br /> modifications: <br /> PUD Major Modification and Development Plan: <br /> 1. Add the phrase "or as otherwise approved by the Director of Community <br /> Development' to Condition No. 40 regarding stockpiling of dirt; <br /> Condition No. 55 regarding developing and implementing a program for <br /> reclaimed water, grey water, and/or rainwater harvesting systems; and <br /> Condition No. 88 regarding incorporating Universal Design into the apartment <br /> units. <br /> 2. Modify Condition No. 64 to indicate that Energy Star appliances shall be used <br /> as available. <br /> 3. Modify Condition No. 71 to require each retail tenant space to be <br /> sub-metered. <br /> 4. Replace Condition No. 93 with the agreement being crafted between the <br /> applicant and the Pleasanton Unified School District regarding payment of <br /> school impact and supplemental mitigation fees. <br /> 5. Modify Condition No. 100 to indicate that reclaimed gray water, rain water, <br /> etc., shall be used when available. <br /> Development Agreement: <br /> 1. Section 3.05.School Fees shall be replaced by the above-mentioned <br /> agreement between the applicant and the Pleasanton Unified School District. <br /> The Commission also suggested reviewing the fee structure in the Development <br /> Agreement regarding NPID vs. non-NPID fees. <br /> Vote: 5-0. <br /> Page 5 of 6 <br />
