Zoning for the property is Service Commercial (C-S), Downtown <br /> Core Area Overlay District. <br /> Action recommended: Approval. <br /> Action taken: Approved, per staff recommendation, with the following additional <br /> conditions and modifications: <br /> New Conditions: <br /> 1. Allow unobstructed view of the interior of market, per staffs memo, dated <br /> March 27, 2013. <br /> 2. Require commercial sweeping of the exterior property once a week. If the <br /> maintenance of the exterior is insufficient, more frequent maintenance and <br /> cleaning may be required as necessary, at the discretion of the Director of <br /> Community Development. <br /> 3. Require regular maintenance of the fence and mitigation of any graffiti on that <br /> fence within a reasonable period of time, as directed by the Director of <br /> Community Development. <br /> 4. There shall be no audio/video commercials attached to the fuel dispensers. <br /> 5. Convenience store employee vehicles shall be parked at the south end of the <br /> site. <br /> Modified Conditions: <br /> 1. Condition No. 6: "The Applicant shall post signage around the store <br /> prohibiting loitering and shall discourage loitering on the site." <br /> 2. Condition No. 13: "Deliveries for the convenience market and service station <br /> shall take place between 6:00 a.m. and 9:00 p.m. The business <br /> operator/responsible party shall ensure that deliveries occur during-ef#-peak <br /> hours request that fuel deliveries occur between 6:00 a.m. and 9:00 p.m. and <br /> shall ensure that delivery vehicles are parked in parking stalls...." <br /> Vote: 5-0. <br /> Page 4 of 6 <br />
